Considering all the factors, current situation and future prospects... which option is better, E-12 or F-15/1 for living in 2 - 4 years with a budget of 5000,000?

Bahria Enclave is now a days in loss, so for purchasing purpose, it's not a bad deal but it will be in loss up-till July 2012 and prediction is that after July, rates will increase Bahria Enclave. Further GOD knows better.. E-12 is a good place for living not for investment and if you are thinking about PECHS than F-15 is better then PECHS as you can get a good location plot with possession within Rs 45 lac, the features here include gas, WAPDA, PTCL DSL cable, shops and markets. It's location is prime and you can also get a one kanal plot in that range without possession.
Thanks Syed. There are mixed opinions, some strongly profess PECHS that you can still milk the profit with less investment. Others talk about D-17 and B-17 or E-16 because you can play around with 1Mn to 2Mn here.
Honestly, I dont think real estate is a good investment these days after all, so my preference is to buy a plot for myself of 15 to 20 marlas. And I want it to be in main Islamabad coz all others have confusing attributes.
You are right Bilal, I agree with your statements. you should consider G-15 F-15 for purpose of home making because location of these sectors and facilities are very good. Real estate is still good for investment but the thing is that how n where we should invest.
In Islamabad G-14. G-15.F-15, rates are always increasing there so I believe it is a good investment opportunity.
