G-11 Vs G-13 Property

Hello,

I am looking to buy a house in either sector. Currently in my budget I am able to get a 3060 house in G-11/1 or within the same budget I can get a 3570 in G-13/4.
I want to buy for semi-investment i.e. One portion for living and other for renting out.

Currently I intend to rent it out on the whole as I have some other plans and intend to live in after 2-3 years.

Kindly advice which option will be better also considering future price appreciation of property as I am not much concerned about rental for now.

The current range for 3060 in G-11/1 is Rs. 2.2-2.9 and in G-13/4 3570 is 2.5-3 (As per Zameen.com)

I think if you look at future appreciation,g-13 can give more in terms o appreciation of capital if remaining development is done within 5 to 6 years…Main drawback of g-13 is that it is not connected to the main sewerage line of cda…

Brother My suggestion is G-11 and E-11 also u can find a house in this range and secondly E-11 is a newly established sector near to main areas of islamabad.
