Need Advise For Investment In Islamabad

I am interested in investing 10-13 million in Islamabad, can some please give me a sincere advise whether I should buy some plot or buy a house with some rental value. I am looking for a long term investment i.e. 3-4 years. All members are requested to give me advise without any hesitation.

G-13,G14/4,D-12,Dha 2 are the finest options to invest in my view point.

Sir i am interested in buying a plot in DHA 2 L block, for pure investment, however, Kindly suggest 1 kanal would be better or 10 marla.

10 marla being smaller would be more liquid i guess than 1 kanal but unfortunately they are too deep inside and good location plots are mostly 1 kanal.

In terms of return i think both 10 marla and 1 kanal would yield similar returns based on their sizes.

And am i right at guessing that holding a plot here for an year yields something approx. 15-20% on face value based on past trends?

Sir need an info from your side regarding plots if you may help.

The plot i am interested in is a double corner but it has a mountain like heap on it almost a single storey tall.

Comparatively i have heard it is still better than a depression or filling plot as it can be easily leveled.

If you level such a plot it can be done at a cost of around PKR 50,000 max.

now the 2nd plot is level but i dont know whether it has been filled. How can i make sure it is not a filled plot. Any help sir.

Saadi Sb with 13m in hand considering Irf should he or anyone buy a single plot 2100 sq ft in g13 for that money or spread the investment over smaller plots and diversifying into g13, g14/4 and dha.

if we diversify g13/1or4 smaller plot 1000 sq ft would be around 6.7m, g14/4 1000 sq ft plot would be like 6.2m and the difference, ......... Oops nothing left all 13m used up. But is it good option for him as now he has investment in 2 areas rather than 1?

Dear Irf, here is another option which might be interesting for you in case you are looking for 2-3 years investment

1 Kanal plot in B-17 C sector ~ approx 60 lacs

10 Marla plot in Bahria Enclave sector F~ approx 60 lacs

Option 2

1 kanal plot in DHA 2 sector N ~ approx 65

8 Marla in Bahria Enclave sector G ~ approx 40 lacs

7 Marla in Bahria Ph 8 safari valley ~ approx 30 lacs

I think bigger plots will have more potential to increase in value. Additionally it is recommended to diversify investments to reduce risk

1:Bahria Enclave

2:Dha phase2 N or P block,P block is better.

3:Bahria phase8 safari valley or F1

4:B-17 is one of good project but don't go until they clear whole project.

5:G-13 and D-12 prices are very high
