Dear friends,

First I would like to thank on this initiative of Forum which will no doubt become very informative.
I am an overseas Pakistani and have saved Rs. 25 lacs for investment in Islamabad. Can you please suggest me any good society for investment for 5 to 10 years. Size of plot doesn't matter, my sole purpose is investment and security (qabza free).
I would be grateful for brotherly suggestions.

Dear Ali,

This is a good budget for investment purpose if you have a time for 3 years then you can invest this amount in Bahria Enclave F-15 and F-16.

These are the three options which are good for investment as Bahria is now a days in loss so its good for investment and purchasing as plots are cheaper there. However, it is expected that after 6 months, when development work will complete, rates there will definitely increase.

After that, f-16 is a very good option for investment as its a CDA sector and JKCHS are the developers there, they have 80 percent possession of the sector and developing work will begin within 6 months. And in this budget, we can purchase two small or one kanal size plot. Further Allah Knows Better!

Can you please compare Bahria Enclave/F15/F16 with B17/F17? Also, JKCHS vs MPCHS.
Is it possible for you to put above sectors in priority sequence (1 to 5).

Brother in my personal opinion and in your budget and timelines, i will recommend F-15 as the top suggestion because its risk free. I will give equals marks to F-16 and Bahria Enclave although Bahria is right now in loss but according to your timeline, it will give you a good profit.

F-16 is already in profit and its rates are increasing day by day. F-17 is already a developed sector and a bit away from main Kashmir highway Islamabad so i don't think that it will increase its rates or give you a very good profit.

Always remember that rates increase on development work possession, if a sector is already developed it will give you miner profit.

This is my personal opinion and a general market survey. Further, Allah knows Better.
