Your suggestions are very much valuable for me because you both are two top most seniors in this forum. So thank you very much for giving your valuable time and attention on my point. But again I am repeating my question.
Then what to do? If I back out from one kanal plot option. Then how I can avail best options of the zone 2. You do not recommend you G-16 because of developer. Please tell me the other options.
One can make out from your last comment that you rated both the sectors F-16 & E-16 as same... can you please give some reasons why do you think that there is no difference at all between these two?
The gentleman who is seeking advice has clearly mentioned the area and his price range and with my limited knowledge I believe that MBS has given the best advice here.
In my personal view both for investment and resident point of B-17 is best option. In Rs 2 million one can buy a kanal plot in block D or E. I visited E-17/16 last Saturday there are few people and a new property dealer office. Dealer told me that there is little bit activity starts and 6-7 houses are also under construction. Society is giving 200 bags of cement for constructing a home.
An investor told me that they start buying in E-16 and according to him within 6 months price of a kanal plot reach Rs 3 million (God knows better).
Zone-2 is the smartest zone of Islamabad with a good future as motorway access Gt Road access New Airport Margalla Avenue and Kashmir Highway are the positive points of this zone my personal opinion is that its best for investment and hopefully every good sector of this zone will improve its prices in near future. I think so you should go for MPCHS (b-17) or JKCHS (f-15 or 16). I agree with Kamran, Multi is a very good society you should think about it.

G-16 location is very good but it will take time and major reason for that time is funds. If you need a kanal plot then try to invest your amount in B-17, F-16. if not both of them last option is e-16/17 according to you budget lines.
I agree MPCHS & JKCHS are good societies but I would be conscious considering F-16. E-16/17 is not the best sector but may be a good option for value of money, considering development standard and possession of plot.
On another note, you all be please realistic about development time of any of the sectors or societies from DHA, Bahria, Zone 1or Zone II, any of them. The development pace which we saw in last decade is not going to come back.
Be realistic, no new society/sector would offer living conditions in less than five years. You might think of being smart investor but the ground reality is apart from the real estate agents, hardly anyone gets to make money. Try to find some personal references who got the benefit in last 4 years?
The golden rule for Pakistan is don't tend to see things beyond 2 years, predicting won't be a wise way.
I would reiterate the same thing, there's unending and ever increasing supply / options in the market so you'll hardly miss THE BEST CHANCE. Look around all the new developments of last decade and see it yourself that the actual development takes its own natural time and market is great when you want to buy and rubbish when you want to sell.
I am not trying to scare you or put a bad picture of real estate here, all am saying is to be reasonably sensible and realistic while considering your options.
I appreciate pointing out but unfortunately I am unable to see my posts on these discussions for some reason so that I could recheck them and then answer your concerns or stay corrected where I may need. But I can't happen to recall to have graded both F-16 and E-16 at par. But still only if I could see my old post.

Maybe you could be of help to tell me that why am I unable to see my post previously posted on these forums which till 2 days back were visible to me.
Reference my post posted 5 days back, I just checked. I only commented in response to what MBS said about F-16 v/s E-16.
It would be better to read in context to the conversation carried out between forum members on that day in particular. I regard all my members but at the same time we all reserve the right to make an opinion based on our fair experience for which not only me but all our senior junior members regard each other.
