Phase 1 of DHA Bahawalpur spans an area of 3,000 acres from Block A to Block N. As per the latest news pertaining to development works in DHA Bahawalpur, roads have been carpeted and sewerage lines have been laid. A \u201cfood park\u201d has also been completed and will be open to the public soon. A theme park is also almost complete in Sector A. Developers have also installed dancing fountains in the middle of this theme park.<\/p>\n\n\n\n

The housing society consists of constructed villas, residential and commercial plots as well as farmhouses.<\/p>\n\n\n\n

It is located on main Yazman Road and is a few minutes’ drive from Bahawalpur Airport. It is also easily accessible by canal bypass road which means residents here will have a chance to easily access the entire city.\u00a0<\/p>\n\n\n\n

Development Status<\/strong><\/h2>\n\n\n\n

Plot balloting was done during November 2019<\/a> and a subsequent payment schedule for the successful applicants was also issued. Development in blocks A, B, C, and D has been completed with roads fully carpeted, and connections of water, gas, and electricity all functional. Possession is available in DHA Bahawalpur villas<\/a> which are situated in sector D, while residential plots in sectors A and B are also offering possession. Right now, sectors A, B, C, D, M and N are seeing more rapid development.<\/p>\n\n\n\n

N block is fast reaching completion. Inauguration ceremony of Main Boulevard 1 (MB1), which passes between sectors B and N, was also conducted a few days ago.<\/p>\n\n\n\n

Engineer Imaran Javed, CEO Estate Advisor, told Zameen Blog that completely furnished villas of 9 and 6 marla are ready for possession. In fact, families have started living in these units. However, villas of 12 marla are under construction and will be completed within this year. <\/p>\n\n\n\n

All main roads, 25 feet wide, in sectors A, B, C, D, N and M have been carpeted and now work is moving towards a major 80 feet wide road in sectors M and N. While commercial areas in M and N are also being developed. Other sources have also confirmed this information about development of roads in this housing society. <\/p>\n\n\n\n

There is a medical complex planned in Sector F which is almost 40% completed and is expected to be operational by the end of this year. Sector D has a fully-operational Meezan Bank which is offering mortgage financing opportunities as well. <\/p>\n\n\n\n

Plots in sectors A and B are of 1 kanal only, and development charges have been announced. However, as a concession, those people who complete the construction of their house before November 2021 will have a chance to get a refund on their development charges. Sectors C and D have plots of 10 marla only, and development charges have been levied on home buyers looking to settle here, whereas in sectors E and F no such charges have been announced as yet. <\/p>\n\n\n\n

Engineer Javed believes 2020 was a good year for development in DHA Bahawalpur as most of the development took place following June. This has caused property rates in DHA Bahawalpur to go up, and people are now able to sell their properties on profit, especially villas which are getting profits of:<\/p>\n\n\n\n

6 marla: 15-20 lakh<\/p>\n\n\n\n

9 marla: 20-25 lakh<\/p>\n\n\n\n

12 marla: 35 lakh and above<\/p>\n\n\n\n

Engineer Nouman Mahboob Malik of Liberty Estate and Builders concurred with Javed and added electricity will be provided soon throughout the sectors, apart from the villas. Electricity grid station is also to be constructed soon, by the first half of this year. However, water and gas connections have already been installed and working round-the-clock. He has also observed that prices are rising, and while 2020 saw the most rapid development, 2021 will see the housing society being lived in and allowing people to gain profits. <\/p>\n\n\n\n
