Possession status <\/strong><\/p>\n

Muhammad Zeeshan of MA Enterprises explained that it is Precincts 1 to 15 that can be bunched into one category which already have possession available or about to offer possession soon. Hum Real Estate CEO Awais Memon clarified this by stating that possession is available in the entirety of Precincts 1, 5, 6 7, and 8 specifically, and in the remaining precincts up to 15, it will be available soon.<\/p>\n

According to Zeeshan, development work in Bahria Paradise is being done earnestly as well and it is possible that possession will become available there within the month of March. He also felt that possession might become available in Bahria Sports City as well, which will certainly boost its prices. Memon also stated that plots in Bahria Sports City might be available for possession this month.<\/p>\n

Development and construction<\/strong><\/p>\n

Zeeshan explained that it is only in the initial precincts \u2013 primarily Precinct 1, where most of the development is taking place. Quaid Villas and Iqbal Villas in the earlier precincts have been mostly completed, so have several Bahria apartment projects. Ali Block, in Precinct 12, is also being developed, he added.<\/p>\n

According to Zeeshan, some commercial plots are being developed in Precinct 1, so is the theme park and some banks have established branches there. Memon further added that most of the commercial development has only taken place in Midway Commercial where Bahria Town Karachi\u2019s own office is located.<\/p>\n

He explained that the work on amenities is being done at a fast pace \u2013 the mosque might be finished by the year\u2019s end, the theme park is being worked on, and Bahria Karachi Night Safari is expected to be launched soon.<\/p>\n

Construction by Bahria Developers is taking place in other precincts including Precinct 28 and Precinct 30. Finally, villas are also being constructed in Bahria Sports City \u00a0\u2013 Precincts 34 to 45.<\/p>\n

Prices<\/strong><\/p>\n

Out of the initial precincts, where possession is available, prices in Precinct 1 \u2013 which has 250 sq. yd. plots \u2013 range between PKR 10 million and PKR 17 million. In Precinct 3 \u2013 with 2,000 sq. yd. plots \u2013 the prices range between PKR 35 million and PKR 40 million, while in Precinct 8 \u2013 250 sq. yd. plots \u2013 the prices range between PKR 10 million and 12.5 million.<\/p>\n

Bahria Golf City<\/strong> has 500-, 1,000-, and 2,000-sq. yd. plots. The asking premium for golf-course facing 2,000 sq. yd. plots ranges between PKR 20 million and PKR 25 million. On the other hand, 500 sq. yd. plots, which are are located slightly away from the main golf course, are priced the same as their launching price, which was PKR 8.5 million.<\/p>\n

Bahria Paradise<\/strong> offers 250-, 500-, and 1,000-sq. yd. plots and the asking premium of 250 sq. yd. plots ranges between PKR 0.5 million and PKR 2.2 million, depending on the location and precinct. Though in Precinct 52 and 53, the prices for 250 sq. yd. plots are lower that their launching prices.<\/p>\n

Precinct 51 is the most popular one for 500 sq. yd. plots in Bahria Paradise, and the asking premium there ranges between PKR 0.5 million to PKR 1.2 million depending on the location. In the remaining precincts, the prices are relatively lower for both 500 sq. yd. and 1,000 sq. yd. plots.<\/p>\n

Memon felt that the general situation of Bahria Town\u2019s market was slow , but it is improving already and can be expected to surge as development work progresses. Indeed, some precincts have already seen a lot of improvement. For example, Precinct 33, which was stable until recently, has seen its prices rise now that development has taken place, roads carpeted, and possession to be available there soon. Similarly, Precinct 37, which is going to have a replica of the Eiffel Tower, is going to see its prices rise as well.<\/p>\n
