But what does this mean for the real estate industry of Pakistan?<\/p>\n<p>Below are a few ways in which the real estate sector is affected by these illegal constructions:<\/p>\n<ul>\n<li><strong>Issues related to property titles<\/strong><\/li>\n<\/ul>\n<p>Illegal encroachment causes major problems with property titles because of which a particular property can\u2019t be easily traded. If you own property that is being used by some other person than the original owner, then a case has to be registered with the police to ensure that property is retrieved to the original title owner. After proceedings, the court then decides the case and retrieves the property to the original title owner.<\/p>\n<ul>\n<li><strong>Land grabbing and fraudulent behaviour<\/strong><\/li>\n<\/ul>\n<p>Land grabbing is a normal occurrence when it comes to the real estate market. Some housing societies have also initiated most of their new developments on land that doesn\u2019t originally belong to the developer. This isn\u2019t only a problem of property titles, but also a case of misleading people when the developers start their extensive marketing campaigns and people start buying property which either doesn\u2019t exist, or for which they can\u2019t get an exact title<\/p>\n<ul>\n<li><strong>\u00a0<\/strong><strong>Encroachment isn\u2019t just illegal occupation<\/strong><\/li>\n<\/ul>\n<p>Encroached property is a term that can be used for any and all construction that doesn\u2019t fall under the construction bylaws of the city.
