Bahria Education & Medical City (EMC) is one of the most affordable of Bahria projects in Lahore, or in any other city, for that matter. It holds a degree of attraction for that reason. It is also holds potential for the future with its promise of education and medical complex that is going to be established there. The synthesis of affordability and promise means that for some long-term investors, it may be an option worth considering.<\/p>\n

It is located not far from Lahore Ring Road\u2019s Gujju Mattah Interchange on the Sue-e-Asal Road. Raiwind Road and LDA City are also located nearby. Indeed LDA City also provides an easy access to ring road for Bahria EMC through its own interchange.<\/p>\n

New plots launched on 1.5-year instalments<\/strong><\/p>\n

In our previous update on Bahria EMC<\/a>, we had shared the fact that Bahria EMC is about to launch new plots on instalments. The plots had indeed been launched at the end of last month. Here\u2019s what you need to know about them:<\/p>\n

According to Muhammad Illyas of Hajvery Marketing the new plots have been launched in a new block: Block D. These are 5-marla plots priced at PKR 2.1 million on instalments spanning 6 quarterly instalments over one and a half year. The down payment is PKR 600,000, while the remaining amount has to be paid in the 6 quarterly instalments of PKR 250,000 each.<\/p>\n

Market and price trends<\/strong><\/p>\n

The experts interviewed agreed that the market has been slow and only the long-term investors are taking interest in the project. According to Malik Tayyab Tahir Pattal the interest is expected to revive over the next year as the market issues are resolved, we can expect a return of activity. The prices currently are low, however:<\/p>\n

The 5-marla are priced around PKR 2 million.\u00a0 8-marla plots are priced at PKR 2.5 million, while the 10-marla plots are priced at PKR 3 million.<\/p>\n

Investment options<\/strong><\/p>\n

Both Malik and Illyas disagreed on the best option for investment in Bahria EMC. According to Malik, the best option for investment is Block A, however, in his case, he was looking at it from the perspective of holding period. He felt it will have the lowest holding period, investment will be more secure and the location better.<\/p>\n

Illyas, on the other hand, felt that Block D, the newest block with plots on instalments means that you will be able to buy the plots on relatively easy instalments. So if your top concern is affordability of instalments, you better go for Block D. However, if lump sum payment is not an issue, you may be able to buy even more affordable plots in some of the older blocks of Bahria EMC.<\/p>\n
