Islamabad, the capital of Pakistan, was developed at a much later date in comparison to the megacities of Karachi and Lahore. The delay or change of capital was given a positive twist by the Capital Development Authority (CDA), which has since taken due consideration to create a well-planned community. Nowadays, the CDA is actively pursuing the development of previously undeveloped sectors, and as such, there are a lot of efforts being made to develop Sector E-12 in Islamabad and make it suitable for prospective property buyers.<\/p>\n\n\n\n

But first, let\u2019s discuss how an average person can understand the zoning and sector divisions in Islamabad.<\/p>\n\n\n\n

Islamabad is divided into 5 primary zones, with Zone 1 being the residential hub of the city. As per the master plans of the city, Zone 1 is further categorised into sectors, covering an area of approximately 2 kilometres by 2 kilometres, with each sector having an alphabet and a number as identification. All of the sectors are considered to be individual residential communities, sub-divided into four phases with a central commercial Markaz.<\/p>\n\n\n\n

Accordingly, most of the D, E, F, G, H and I sectors have been developed towards the north of the city and the efforts of the CDA have not gone in vain since Islamabad now stands proudly among the most beautiful capital cities in the world. However, many more sectors still remain undeveloped. With the rising population, there has been a need to expand the city by utilising some of the undeveloped areas. The CDA is doing precisely that by aiming to provide residence and facilities to new residents in recently developed areas that are at par with the rest of the town.<\/p>\n\n\n\n

The History of Sector E-12 in Islamabad<\/h2>\n\n\n\n

Sector E-12 was initially chosen for development by the CDA back in 1989 when it acquired land for about 5,000 housing units, scheduled to be built over around 750 acres. While people, including federal employees, were allotted plots in Sector E-12 back in the day, illegal occupation of the area made it impossible to clear the land and start the development of a secure and modern housing community.<\/p>\n\n\n\n

The CDA, however, has now taken strict action against the illegal occupation of land as part of the anti-encroachment drive that is operational throughout the country. The authority decided to focus on the development of the oldest stalled sector first and has been successful in clearing part of the land in Sector E-12. The CDA is now busy in preparing it for further development work as of February 2019. <\/p>\n\n\n\n

As per the recent reports, they now have complete control over the land in Sector E-12\/2 and will begin development of Sector E-12 from there, initially focusing on creating the northern and western service roads for the sector as well as the major thoroughfares. The CDA claims that it will not begin development on the other sub-phases until the land has been completely cleared, to make sure that there are no hurdles once the development work is underway.<\/p>\n\n\n\n

At present, the CDA is using its own resources for the necessary infrastructural work in Sector E-12\/2 and earthwork for the surrounding phases is also being done accordingly. The CDA is also actively involved in clearing and developing many of the other stalled sectors in Zone 1, and has issued tenders for the construction of the service road (North) in Sector E-12, with the Tenders being received until 12th<\/sup> September 2019, after an amendment was made to move the date ahead by two days.<\/p>\n\n\n\n

The future seems bright for Sector E-12 in Islamabad as once the CDA takes rightful possession of the land, quick and efficient processes will be put in place to develop the sector at par with its neighbours. An estimated 4,000 housing units will be created here and this will not only bring investment opportunities and accommodation for the people of Islamabad but will also positively impact the real estate market of the country as more people will find a home in the capital.<\/p>\n\n\n\n

Sector E-12 will also have its share of parks, schools, colleges, mosques, and shopping areas once the basic infrastructure of the community has been put in place. Accordingly, buying a plot in Sector E-12<\/a> today can be a profitable investment for tomorrow, once the CDA hands over possession of the land to its owners.
