Advice for buying flat in g-15

G-15 is a compromised living. Main entrance very narrow and will pose more congestion as more houses are coming. Phase-8 bahria town is much better and offer esthetic living and cheaper, too.

In ISB & proximity the area that fits the bill for apartments (location, environment, pricing) as of now is Gulberg.

Agreed but Green section of Guldberg preferable.

True for residential (i.e., Apartments). However, for commercial Residencia commercial may take 3+ yrs but seems that it will prove better then Green’s commercial due to its proximity to population inside Gulberg.

I have to manover daily from home in DHA2 to blue area almost 75km daily through hectic heavy traffic jams.. Its khavari daily bases.. Although own house in DHA2 but seriously looking for small unit options close to islamabad..

What other options experts can suggest apart from Gulbergh.. I am more inclined towards 5 or 8marla built house or apartmemt is better.. Any one have any idea abt new apartments projects like sukh chain in F10 etc? Please suggest.

Considering major factors like Commute Time/Effort, Access, Environment, relative economy, etc. E-11 may suit better. Home should be the way to go. However, in case apartments suffices the needs, worth a visit to Khudad Heights (seemed reasonable with pricing and location, need more info on construction quality).

To be more precise, that depends on budget & how much one is willing to do the Commute...

Kashmir highway living may be explored, such as G-11,13 or 14/4 if inside your budget.
In G-11, an old 5 Marla PHA single story house can be bought and modified for double story.
Education sector H is just in vicinity, metro & public transport is in reach.
For an apartment living, no of lifts and an alternate evacuation route MUST be checked before buying!
Apart from BT, no one has emergency fire extinguishing system for high rise towers, includes DHA as well!
Dedicated parking facility is another burning issue with flat living otherwise embrace for parking place fights.
Some builders offer small servant quarters, at ground or in basement, negotiate for it before buying as they never suffice for all flat owners!

Budget is not more than 2 crore in any case flat or small house.

Not comfortable in flats, except if its silver oaks type but way expensive.F11 or E11 better compare to G series but dont knkw if it fits in my budget..

Those who have experience living in islamabad sectors plz shed some light on issues like electricity load shedding.. Underground water etc..

I dont want to end one mess of commute time but to face many other tensions which currently i am not facing in DHA.
