G-14/3

Please compare G-14/3 and ay other area for invest purpose?

Please specify, what sector do you want to compare it with?

I am also interested in G 14/3, would you please compare it with E-12 nad F-15.
In terms of possesion which sector among these will be handed over sooner. I am much more interested in terms of residence rather than investment.

Dear Shahzad I would give you a comparison between F-15 and G-14/3. Distance wise location wise G-14/3 is near to islamabad main sectors rather then F-15 however rumors are that they will start working very soon on it but the thing is that work is not started yet. Definitely they will give possession one day but when that one day will become nobody can tell. maybe 6 months maybe 6 years. However F-15 is a place where simply buy plot and start the construction. and its hardly 3 mins drive away from G-14/3 but the good thing is that plots are a bit cheaper there in f-15 plots with possession size 40 x 80 you can get in 40-46 lac and plots without possession you can get 30-35 lac depends on location.

And in G-14/3, you can get possession within 6 months then you have to wait for another 2 or 3 years for development work to finish.

I think currently G-15 is better option than F-15 for residence. F-15 may take time but less than G-14/3. If G-14/3 possesson is given in next 6 months than in 2-3 years time G-14/3 prices match G-14/4 prices or may cross it. Because G-14/3 is better located and there is very limited plots of small sizes like 3060 or 3570. BTW what is the rate of leveled 4080 0r 5090 good location plot in F-15? I am asking about GOOD LOCATION AND LEVEL.

Kamran you are right but there is not a big difference between f-15 developed area and g-15 as there is only a 600 feet divider road in between of both sectors. in F-15 1 non possession area 40 x 80 plot price is around 32 lac plus minus depends on location however in those areas where possessions are ready range is in between 40 lac to 46 lac depends on location if you want plot near to main markaz or corner location you will get it around 45 lac . major part of f-15/1 is level i quoted you rates of level plots.

40 x 80 range is from 42 to 48 lac and you can get kanal plot in 52 to 60 lac depends on location and also these rates are for level and possession plots

Dear Kamrana and Ibrahim You information is very useful especially for me who is not in the country.
I am not in the country since last few years. I just need to understand what does possesion means? I was thinking that CDA gives possesion after doing all developement work.
Another question these prices you are quoting here including estate agent commision and transfer fee. If not then how much is normal estate agent commision and how much transfer fee we need to pay while acquisition.
Last question i hope so, F15/1 is under CDA development or under any housing society like F 15 is under Jammu & Kashmir Housing Society.

Dear Shahzad Thanks for your appreciation. Possession exactly means qabza or physical ownership you can construct your house after that. These prices are exclusive of transfer fee and estate consultant fee. Normally Dealers charge one percent of whole amount like if you are purchasing 40 lac plot you will pay 40 thousand to estate agent. Well dear g-15 , f-15 and F-16 are CDA sectors and developers of CDA are Jamu kashmir housing society they will developed those sectors and will return to CDA. Duties of jamu kashmir housing society is to purchase the land (already done) take the possession , Development work.

Sources in the CDA revealed that M/s Jammu & Kashmir Cooperative Housing Society and M/s Tele Town Private Limited have not submitted the required documents to the Authority, therefore the concerned directorate has recommended cancellation of the preliminary scrutiny certificate to the higher authorities of the civic body.

The sources said that for submission of the required documents, the CDA provided them a proper time but both the builders had not submitted the documents within the stipulated time.

The Authority has fixed four stages for the approval of the housing scheme.

First of all, the builder has to approve the layout plan of the housing scheme and then approval of the engineering design. Third stage is the issuance of NOC by the CDA and finally, the builder has to submit the completion certificate of the development work of roads and other services to the civic body.

Dear waqar required documents for G-15 and F-15 is already submitted by JKCHS however in F-16 there is a minor issue as CDA is saying to JKCHS to purchase green land and they are negotiation on it you can find those details on CDA website

G-15 and F-15 already got there NOC from CDA avalible on CDA official web site and lay out plan of F-16 is also approved but still noc for F-16 only not issued
