Gulberg new plots announcement on installments

Can you please suggest gulberg new plots which are on installments.
Like it's pros and cons , also it is good for considering 5 to 6 years investment plan.

Gulberg's feasability is all in possession plots. File with no ballotting are on an indefinite wait...

Gulberg was best to invest in till late 2019, now focus is more on societies towards Chakri Road!

Bro imtiaz will societies towards chakra prices shoot up and Which ones would you suggest , and also wanted to ask you Mashallah why don’t you open a company which teacher people how to make money in property in Pakistan ??

Gullberg is cooperative housing society and the long time would be kept in mind in converting the file into the physical plot.

Go for Possession Plots in Gullberg, might be it will not yield huge return on investment but you will be in peace and you may sell, construct or exchange when ever you want to.

As Imtiaz Sb rightly indicated, the focus is on Chakri Aarea and one can take some good option in that belt for better ROI.

The socities which might be considered are:

1- CSCI - Development pace is good and NoC cleared.

2- Rudn Enclave: Will get most benefit of RRR project. No NoC yet.

3- Blue World: On Ground work is seen on site, No NoC yet.

4- Go for open land near Zarar Camp, Chakri Road equally good for construction or investment.

Adding to Khalid sb input, in particular point 4, if registry based open Land can be purchased it's dirt cheap now but will shoot up in a window of next 2 to 5 years.

Do you have any insight on the merger of CSC and DHA? Is it really happening or it is just a rumour?

It was a big news at one point, was about to happen but seems like DHA backing off, perhaps, but not sure …

DHA and CSCI have some MOU signed in the past and there was a news of some JV Project. CSCI have also posted some details on their FB page about that but afterwards this topic was faded away.

I personally think that the management of CSCI have strong ties with DHA and they might favor each other in future. HRL is behind the infrastructure development of DHAs and if CSCI felt that DHA brand will help them attaining any goals they are in position to make any JV project in CSCI or dedicate some blocks for any DHA projects. As CSCI will need some boost in future when they acquire more land or offer few new deals.

Hope so, will be good unless the duo are at it again with DHA Valley II in the making ...

CSC did showed usual Third Rate tactics (typical of BT) with dealers game for recently launched Harmony Park commercial!

No one would like to see BT's selling DNA in CSC launches and DH joining the party ...

Imtiaz sb and Khalid sb can you please guide which out of Registry and Intiqal is reliable? People say don’t waste money on registry and directly go for intiqal because intiqal of land is authentic. Need to have your opinion please on registry vs intiqal?

CSC is expanding and will connect with DHA, when CSC was interested in merger then DHA didn’t proceed now DHA is interested but CSC management is waiting for the right time

Got it, Gulberg plots on installments not suitable.

What about commercial projects in gulberg greens and gublerg residencia. Is it good to invest there on installments for shop like ground floor or food court shop ?

If yes, which is better to go ahead, greens or resencia ?
