Investing in commercial flats in islamabad

Dear experts,

I am an overseas pakistani and i am looking into some options to make some investments in pakistan for a continuous rental income along with possible price appreciation in long run. For this purpose, i am thinking to invest in some cda commercial flats in i-8 islamabad. Need your expert advice on below points:

* how good it is to invest in commercial flats in cda sectors like i-8?

* what's correlation between flat price and rental percentage in general for islamabad and what's the ideal formula value?

* how is the market in such established sectors of islamabad and what i can expect in 5 years in terms of price appreciation?

* any other legal, technical advice or inputs that you can share for making a better decision.

I have a commercial shop in G-15 main markaz.

Shop size is 10X22 monthly rent is 45000.

Currently this shop is rented to a bank for 15 years since 2016.

Every year first of August you will get the yearly rent in Advance

What is the asking price of the shop?

Flats are better option to yield a monthly income. But appreciation in value will not be significant. The decision should have to be made keeping in view the aim and objectives.

If you need a monthly rent then go for flat investment in CDA sectors or PHA flats.

If the objective is to make better returns in future go for the plot.
