The area is close to Fateh Jang which is expanding at good pace so mostly businesses near fateh jang are doing good.
Rates are very very high these days. Which makes ROI very unattractive.
Water can be limited as the whole fatehjang belt is dry.
Therefore i will suggest you to consider the area adjacent to chakri interchange. Water is very good and land can be bought at cheap rates.

Chakri and adjacent areas are very close to sawan river so no issue of water. You cant go for chakri blindly also as there are issues of ishtimal and atomic energy.
