Need to buy house in Islamabad with budget of 60-70 Lac

I need advice from the experts of this forum on buying a house in Islamabad. I've a budget of 6-7 million and need to buy a house for investment and rental purpose since I am staying in the Middle East. Please let me know which of the sector is better with this budget. I am planning to buy in one of these sectors, I-9/ I-10/ G-13/ G-15 and size will be 4/5 marla.

ln above mentioned budget you can buy home in all mentioned sectors. Let us discuss it one by one. if you are going to I-9 or I-10 you will get a home of dimensions 25 x 50 (5 marla) with normal construction like one bed on ground floor and 2 beds on first floor. You can earn approximately 22 to 25 thousand rent from it.

If you will buy a home in G-13 in that range it will be 25 x 40 size and it will be brand new.Approximately rent you can earn from that home would be around 25 to 28 thousand depends on location and construction.

In G-15 5 marla plots are not available. Smallest size available there is 30 x 60 (7.2 Marla) and you can get a brand new home of 30 x 60 in approximately 75 lac 4 beds 2 drawings 2 tv lounges 2 kitchens and momti and you can get a rent of 25th to 28 th.

for rental purpose I-9 and I-10 is fine but for investment purpose G-13 and G-15 is much better. I-9 is already developed sector and prices are stuck from last 3 years almost. But in G-15 and G-13 as they are developing sectors prices are increasing day by day. My personal opinion is that if you want a home for rental and investment purpose then go for G-13 or G-15 after 5 years your home will give you a good profit.

2nd thing is that in I-9 and i-10 you will get old construction home however in G-13 and G-15 you can get a brand new home.

The only plus point of i-9 and i-10 is that its very near to Pindi so people who mostly ravel in between Islamabad and Pindi they prefer it. Rest God Knows Better

Dear Ibrahim - Thank you for the detailed reply and comparison between the options. It will definitely help me make my final decision. I am now changing my mind from I-10 to G-13. If you have any available options in this sector within my budget please share with me.

What are prices of plots in G-13 and G-15?

I-14 is very near to Rawalpindi then prices of I-14 are not rising for the last ten years?

Dear bajwa Prices of plots in G-15 is 30 x 60 26 lac to 34 lac 40 x 80 42 lac to 50 lac 60 x 90 65 lac to 75 lac Depends on location and leveling of plot. In G-13 there is a big difference in prices like you can get a 35 x 70 plot from 70 lac to 1 crore depends on location and sub sector.

Dear Imran In your budget which is around 8 to 9 millon u have multi options in islamabad. in i-9 and i-10 you can get a 30 x 60 home or may be 30 x 70 but you have to increase your budget a little for that.approximately you can get 15 to 20 th rent from one portion depends on construction etc. in g-8 you can get 30 x 50 home in that size and same in g-9 and g-10 but maybe in g-9 u have to add half millon more for 30 x 50 but i am talking about old constructed homes. In g-13 you can get 25 x 40 home from 7 millon to 9 millon depends on location and construction In G-15 you can get a 30 x 60 home in 8 millon brand new where you can get rent 15000 from one floor. now you have decide where you want to live.prices will increase very slowly in i-9 g-9 g-8 as they are already developed sectors and you will get an old construction home there however good for rent purpose as people prefer central islamabad. G-13 and G-15 will increase prices very fast as they are developing sectors plus you will get a brand new home there.

Thanks Syed Ibrahim Saab for ur answer / suggestion because we are not trying for old condtructed home so we will make our budget in around 10-11 millon. our preference will be in G 9 / 10 / 11. Also tell us some important things to in mind for buying property because we are not very much expert ? Also suggest us some honest real state agent because most of them sell 3-4 hand.

I would suggest investing in G-13. It is fully developed FGEHF/CDA Sector with ideal location. New Airport at just 10 mints drive and GT Road/Motorway at 2-3 mint drives. Ideal for residential and investment, families are already living in this sector.

It is an ideal sector for investment/residence mainly due to following reasons

1. Possession
2. Developed
3. CDA / FGEHF sector (CDA / FGEHF sectors are more reliable as compare to Cooperative Societies)
4. Near to Motorway
5. Near to GT Road
6. Plots are available in a half price as compared to G-11
7. Sectors up to 14 series before GT road will always be considered better
8. Kashmir highway extension in process and prices should increase by 20-30% after completion of this project
9. No risk/Safe investment
10. All the CDA facilities like Parks, grounds, Schools, Masjid, Shopping centers etc

We are expecting that after next election prices will increase
