May be 8 million for A grade average house however the real estimate can be given only if we look at the design and location. Reason why i am saying about the location is that for instance in bahria more steel is required as compare to other areas.

Thank you for your reply. The plot is located in F-15 sector. And i agree the real estimate can only be given after looking at the design. I just wanted to get an idea.
