I have a budget of around 40 lac and i am looking to buy 5/7 marla plot for immediate construction. I think i can find something in either bahria phase 8 or bahria enclave.

I am trying to decide where. I work in i-9 so be is closer, however, i am used to longer commute as currently i live on rent in dha phase 2. Schooling is another major concern.

Another issue is both these projects don't have noc as far as i am able to tell, so would it cause any problems?

Please let me know your thoughts/advice, and if there are any alternatives to either BE or BT phase 8 in my budget.

Also, if anyone has an idea of when possession will be available in BE sector F-1, please let me know.

      If you are more towards Islamabad sectors than BE will be good choice. If you are Saddar, DHA and Pindi going guy than BT P8 will be a better choice. Prefer Safari Valley in Phase 8 and Block H and B1 in BE.

        Khalid sb is right. Enclave is a much better option, in my view. Talking about possession ones, in 4 million only 5 Marla will be available in Sector I (near to Commercial & Head office) 4 to 5 million bracket will be like N (heighted location), G, H, etc. B is best for 5 Marla categories (populated, level, closest from BE gate) but it will be min 5 million+. 8 Marla is the game to be played with 6+ million.

        There was a new deal, limited plots in under developed Sector P where 5 Marla for 3 million +/- and 10 around 5 but not sure as prices needs to be double checked and also the progress on development.

          Asalam o alikum brother bahria enclave is the best choice for you buy 5 Marla plot in sector N ST 8 to 15 and 15 alphabetical streets and by paying map and possession charges you can construct your house... Lots of construction activity going on this place now a days

            AOA brother i second khalid sahib if you are inclined towards Islamabad bahria enclave is best option. If you want to have the access of the sadar and Rawalpindi then go for phase 8
