Apartment investment in islamabad

I haven’t seen much advice on investment for apartment buildings in islamabad. There are so many new residential towers almost in every society/sector for which buyers have no information if those are good to invest or not. Common examples are new buildings in dha 2, bahria 7/8, gulberg, e11 etc.

Black is being white as per Amnesty from the govt.
Among all these developers, Grana.com is preferable as they are not only making hi fi towers buy also developing Industrial states in Pakistan and likely to stay even after govt changeover.
Most of the other showing up like mushrooms, may disappear after racking money piles from innocent souls post Imran Khan.
One thing however is matter of concern with even grana dot com...
They offered a salary of 10 Lacs to one civil engineer who was having only 3 Lacs from his previous employer...to me it rings the bell.
But their huge investment shows they will stay. The man came from UK and has gigantic resources and committments to his projects.
I have other info, too, about the company but then it would more private and personal.
One thing is a puzzle for me...if one is running for a flat in crores , why one must not take a plot and build own house having full ownership of land and house and roof and....
