Can somebody explain the gulberg residencia islamabad plots market?

I want to invest in 5 marla plot in gulberg residencia islamabad. I would like someone to explain to me how gulberg residencia market works.

- what is 1st schedule, 2nd schedule. 3rd schedule etc. Files?
- are files mostly available open or close?
- are 5 marla plots available in any blocks other than aa, aa1, aa2?
- what is the status of on ground development in these blocks where 5 marla is available?
- are gulberb residencia plots liquid? Meaning, buyers are easily available when you want to sell or you can get stuck with the plot too?

Experts please answer such a important question.

Stay away from files, only go for possession plot, if your budget is limited than choose some other area. But always go for possession plots, there are so many govt, private and cooperative societies that has not delivered the possession of the files even after 35 years.

For Gulberg Residencia my sincere advise is to go for Possession and developed plots only.

For sale purchase at gulberg, dealer mafia is very strong and delaers will always quote you price very high than actual at the time of purchasing and vice versa. So be careful with the dealers. Better if you can look for a direct owner.
