Consider it as a preliminary info only. Lets wait for the official demarcation of the site.

Looks a little bit on the expensive side specially in comparison to Multan and Gujranwala.

Website mentioned on the advert not working,so as the phone number ie no one is picking the calls,

If we assume 17 lac as development charges for a kanal as were stated for DHA Multan then the total price for a kanal will be 38+17 = 55 lac

I don’t think its a good investment option, at least for time being.

In how many years will it be ready for construction of houses? ANy idea. People say DHA Multan will take about 5 or more years.

Dha Bahawalpur will prove to be a solid investment.

The plus points are:

A. Dha has been able to buy complete land as one big, rather very big unit. Dha Multan is facing severe problems in acquiring lands and thats why dha multan has land in pockets uptil now, not a bigger unit like bahawalpur.

B. Dha Bahawalpur will have 3 entrances. One from Sadiq Public School side opposite daewoo Terminal. One from Bypass. And one from Airport side.

C. Airport will have direct access distance about 5 to 8 KM

D. At present Bahawalpur has no society that can b compared with future deveoped dha.

E. Land prices in bahawalpur are very high. In ordinary colony at ordinary location rate is 4 lac Marla. Reason, people dont hve option to invest in good colonies like dha. My father has a plot in ordinady location. One kanal. 70 lac.

F. Mostly population in Bwp is landlord or industrialist. They prefer build house in Bahawapur.

G. This South West site of dha is the possiblly good side of city where city can expand.

H. Model Town (the posh area of Bahawalpur) is only 3 km from dha site

In a city like bahawalpure 3 km is considered a far distance.

@RA Khan just a correction there; dha multan has possibly acquired more than 2500 acres req for phase 1.

They r not launching yet to comtinue as much land acquisition as possible on cheaper price. Dha multan will have a total land of 9000 acres from bosan road all the way thru to khanewal road. Its a Massive and much bigger project.

Rest assured DHA is all set on land possession. Launching will be this year inshaAllah

For the correction of record, prices advertised and you mentioned above doesn't include development charges. However still I would agree with R A Khan that it will be a good investment.

I am not sayin dha bahawalpur is not a good option. I was commenting on the assumption that dha multan does not have land or is in pieces, its a beautiful land without any significant pockets/villages.

I want to get as 10 mrla plot as an investment .. How much will be development charges ??

in DHA gujranwala .10 mrla file is being sold for 17 lacs .. So bahawalpur is expensive ????
