DHA Gujranwala vs DHA Bahawalpur

Dear friends

From investment perspective; which one is better between DHA Gujranwala & DHA Bahawalpur for the investment term of 2 to 3 years.

Which one will be having plot balloting first.

DHA Bwp is 2-3 yrs ahead of DHA Guj. Development of Dha Bwp already started, installment ballot done and plot balloting expecting end of this year. As of today, it is the cheapest DHA investment. Current file is around ~32 lac and has potential to gain ~30+% at time of plot balloting.

DHA Guj is yet to be launched. File price already quite high (around 50 lac) and I dont expect any major gain in next 1-2 yrs.

So summary is:

DHA Bwp --> Short Term

DHA Guj --> Long Term

Actually i have 10 marla file of DHA Gujranwala which i bought at the end of 2015.

Now i am considering following options: either

1) To sell Gujranwala file and purchase 1 kanal of Bahawalpur file on Cash basis.

OR

2) Retain Guranwala file and purchase DHA bahawalpur 10 marla or 1 Kanal on installment basis.

if i go for second options; how much i need to pay upfront for 10 marla & 1 kanal and what is quarterly installment.

Transfer Fee + Membership + Taxes = 98,350/- (Filer)

Transfer Fee + Membership + Taxes = 104,350/- (Non-Filer)

Pending Installments = 165,000 x 8 = 1,320,000/-

DHA Bwp 1 Kanal

DP + 4 x Paid Instalmments + Own = 1,770,000/-

Transfer Fee+Membership+Taxes = 159,350/- (Filer)

Transfer Fee+Membership+Taxes = 171,350/- (Non-Filer)

Pending Installments = 285,000 x 8 = 2,280,000/-

Among land (AGRIC LAND PRICE WISE) most costly is gujranwala then multan and then bhawalpur , in development dha multan , gujranwala , bhawalpur among city and better placed dha gujranwala , multan bhawal pur but personally right now dha mutan no 1 choice , dha gujranwala no 2 and pardon me dha bhawalpur land is clay and desert right now , i wont buy bhawalpur aBOVE 2.4 MILLION

ON INSTALLMENT BUY MULTAN

AVOID BAHAWALPUR ON CURRENT PRICES , IT WILL BE VERY LONG INVESTMENT , IT DESERT CHEAP LAND WHILE MULTAN AND GUJRANWALA WERE AGRIC LAND , DEVELOPMENT CHARGES IN BHAWALPUR WILL BE HIGHER THAN BOTH , AVOINF IT ON CURRENT PRICE AND AVOID UNTILL IT LOOSE 1 MILLION , YOU MUST KNOW DHA MULTAN KANAL ON INSTALLMENT LAUNCHED ON 65 WHILE BHAWALPUR ON 38 . EVEN 38 IS HIGHER FOR SUCH GARBAGE LAND AND DISTANCE EVEN FROM CITY LIKE BHAWALPUR

I have applied for DHA Multan installment in 5, 8, and 10 marla categories.

Agree with ASAD.Dha Multan is no1 but

DHA Gujranwala vs DHA Bahawalpur then Bahawalpur is no2.Gujranwala is not a bad option for long term.

Sir Nadeem Gujranwala is like pindi and Bahawalpur is like gojar khan , in 50 lac you can get home in Bahawalpur city but not in Gujranwala , DHA always get land so no issue in Gujranwala , please keep realities of cities in mind .

I totally agreed with Imran point of view that DHA Bahawalpur is very good option for short term and for the time being, considering development pace and DHA promise for its handover by mid of 2018, i am expecting that it will surely boom after its balloting and villas handover. One more thing that there is not even a single society in whole Bahawalpur region that could match DHA standards and prices in current top societies are already sky high so surely people will rush to DHA as soon as its ready. Investment will be more than double within 2 years (InshaALLAH), rest GOD knows well.

DHA Multan & Gujranwala indeed good options too but these will take long time for similar ROI because now it’s bit late to jump into these.

PS: I have investment in all these three so don't think i am prompting DHA Bahawalpur..:)
