Can anyone confirm the market value of a possession plot, 7 Marla in CDECHS Islamabad?

I am still trying to source a potential possession plot, but I seem to be getting absurd demand price, just wanted know the correct market value.

    I am also looking for 10 marla and one kanal in E16/E17. Still unable to fetch a good deal.....

      Shoaib Sb, smaller plots are harder to find but you should be able to find a good deal on 1 kanal in E-17/3. A non-corner, decent location (possession) plot should be available for 35-38. A boulevard or corner may be for 40 or slightly above

        I do not think Gas is available in Pechs either. I think CDECHS is good for long term investment. Would F-17 Telegardens be a better option though, CDA sector etc...all facilities intact?

            Sheikh Sb, F-17 MPCHS part is good but the location/access at the moment is a little bit compromised due to Fateh Jang Road. It does have a motorway interchange nearby. I was interested in F-17 MPCHS part quite a bit but then decided otherwise. The rail line crossing on the entrance is a bit of a problem too - though not too much traffic on this line but still you can find the gate closed sometimes.



            F-17 TNT part - try and buy possession or developed plots.

              You can find good 50x90 in around 65 lacs in F-17 MPCHS part.

                The distance between E-17/3 and Multi F-17 is not much. You can see F-17 mosque from E-17. If there is a road connecting both, that will benefit both societies but this piece of land in between will have to be purchased :)

                  In the future, a road is planned from Zone 1 to Zone 2 that will pass between F-17 and E-16/17.

                  Thsi project is Blue Area extension which will be diverted at F-10 so that it passes between F and E sectors instead of G and F sectors.

                  F-17 and E-16/17 will go very high in price whenever this will happen because then Zone 1 and 2 will be merged and these two sectors will benefit directly.

                  This is long term and there will be land acquisition issues involved. But the way Islamabad is expanding, I think it is inevitable that there will have to be direct road connections between Zone 1 and 2. So it seems that this a matter of time.

                      Saleh, Thank you but I have limited knowledge. I found out about the road from Multi's map.

                      I checked with some people in CDA who said there is no immediate project PC one etc approved for it but it is part of distant long term planning.

                      It is a difficult project because of land issues but when we have a government who is determined to do it, then they will acquire the land by law.

                      So it is a good possibility but not certain.
