Can anyone confirm the market value of a possession plot, 7 Marla in CDECHS Islamabad?

I am still trying to source a potential possession plot, but I seem to be getting absurd demand price, just wanted know the correct market value.

    What is the current rate of I-14 plots? Also can development match CDECHS? What type of facilities are intact there?



    I am open minded and willing to purchase a 10 marla if the price is reasonable.



    1 Kanal plot is far too high for my budget, as I have bought a plot in AWT D Block, last month so a I have a limited budget. CDECHS was my first option but was unable to purchase a plot at reasonable price hence I still pondering whether its the right choice. Usually I make a decision as soon as I am happy but when I am unable to buy then I go back to the drawing and figure out whether its worth those extra couple of lakhs!

        Yes development done is good comparing to other areas in Zone II i visited including G-15, AWT, D17, ECHS.



        B17 and F17 are much better developed than this though. They are definitely superior than this one but everything has its problems too lile F17 has a little bit of an access issue from Fateh Jang road though. B17 has a bit of an issue with the dirt in air, noise (blasting) and land compaction issues in some areas.

          Yes - except clearing of the non possession disputes.. Development standard / quality seems good - I have visited almost all in Zone 2 - G15, D17, AWT, D18 ECHS.



          B17 and F17 are the 2 that seemed better. F17 has not a very great access from Fateh Jang Road. B17 is great but dusty, land compaction issues at places and bit of noise due to blasting.

            Sheikh sahab personally I think I-14 is close to Pindi saddar and also to G-13 but the development is so so. Some plots are in ravine (khai). To buy there site visit is must. I also wonder how people will build there but the human race is very resourceful when it comes to populating the earth. Finally you have to check in CDA to be sure that the relevant plot is not sold twice or thrice.

            After satisfying yourself about these things and if you like the environment of I-14, then you should buy. But I-16 is nicer though a bit far.

                I personally prefer CDECHS instead mainly due to it being a big brand society. I would prefer to buy there, and once gas is sorted and new management comes into play I can think about construction, but buying at the right the price is essential. I am going to enquire and see if I can borrow money of some friends and relatives and buy a 1 kanal plots for 33-37 lakhs. This seems more value for money.



                Maybe this is a sign though? Is it for me to buy a plot in CDECHS?

                  Sheihk Sahib if you are interested in getting a possession plot please get at height location. If you want to make your house and compare the different options, always visits housing society soon after rain. Meet locals around and you shall be clear where you can get a plot that shall never get flooded in case of even heavy rain or shall have seepage issues. I personally visited CDECHS, JKCHS and B-17. I am a civil engineer by profession and I strongly believe CDECHS has best infrastructure. Well laid pavement with excellent drainage system. In entire society I observed one spot (as I visited soon after rain)where there was standing water....that can damage the pavement...



                  One brother is mentioning about heavy dumpers during construction....let me tell you that these pavements are very strong to take any dumper load till the time they are safe from standing water....on roads and streets you find potholes (khudday) only at places that have standing water....pumping actions takeout fine particles and pavement becomes weak.



                  CDECHS (E-16/3) has very close proximity to main road. The plans are ready for Tarnol flyover and you can quickly reach anywhere.



                  JKCHS and B-17 have very high prices but no infrastructure...please visit B-17 when they are sprinkling water with tractor trolly in their last D and E sectors....and please drive someday through JKCHS and thing shall be very clear to you...

                    I have visited the site myself now, and although I am happy with the development standards. Couple of houses there which seem nice, but I think the gas issue seems to be a major problem over in CDECHS, hence why I think this shows the amount of houses actually built there. Although development standards are good now, I don't think gas will be available there any time soon. For long term investment for atleast 5-6 years you will not get gas, this is a huge drawback as currently this would dissuade investors! Maybe this was a sign given by Allah tala, but I have decided to pull the plug on this investment.

                      Sheikh Sb - wouldnt the Gas issue will be there in most other societies in Zone 2 as well? I know that F17, G15 and D17 have got gas. But apart from these, all others may struggle for some time.
