After repeated lollipops from management no development on ground suffering since 2013 please suggest to sale or hold my investment after 4 years i am in net loss.

    It is confirm that they are going to impose development charges 10 lac for 30x60 plot, They are going to charge 5000 per sq yard, which is huge amount. After that still if they fail to develop then is messy messy.



    They have disputed land in 1 2 and 3 for jkch

      How is 5000 per sq. Yrd. Justified? What sort of development are they planning to do?

      Development charges have already been paid by the original alottees then why are they charging this astronomical amount specially considering the fact tht their development is just average at best. I dont understand this.

      all the dealers from JKCHS are tottaly ghayab (from this forum) after this announcement!

        It was also announced tht development will start frm 15th of April and so far nothing has happened.



        This development charge is totally unjustified and cruel!



        Also i was told by some one tht different development companies charge from minimum of 800 to 1400 at max per sq. Yrd Wats JKCHS planning to do with 5000 per sq yrd?

          These charges are only on non - possesion . Possession plots in G-15/F-15 are stable.

                Yes its true but unfortunately land a against plot are all picked up by investors and if there is anything for sale the price is high for these plots.

                    ISBase how much higher in F16/4 and 3 whats your guess as normal 7 marla plots are priced 28lacs in 4 and 21 lacs in 3 what will be additional premium on against land plots.

                      Either plot is 3 or 4 you have to pay 5000 per sq yaard till now what socity has decided. Later on it can reduce if people demand more. But if they impose 5000 i dont think price can go more hire if development charges remains 5000 rather people profit will reduce. As you new investor never pay for 7 marla which is more higher then surrending area plot for rest of socity.



                      My mean to say if right now f16/4 7 marla rate is 24lac so you have to pay 34lac. Aub jis ma 34 lac he pay karna hai for non development woo khai or he na chula jay.



                      it is totaly unpredicate what tomorrow can go may be senior dealer can do something.
