Park view plots....

Hi all,

What's the reason that park view plots are so expensive? 1 kanal costs 1.5 cror though not ready for possession.Your views about it?

On installments, but yes still on expensive side. That's how this game is being played: NOC + Ongoing development and these people sky rocket that...

Pretty much same and more in BE where even 10 Marla at good location could touch 1.25cr. 1 Kanal can touch 2 to 2.5+ cr (at good location/category)

Though BE is much more developed and populated but with no NOC! Pay 2.5+ cr for just 1 Kanal land and you are still on Gas Cylinder except a few streets, I guess!

PVC has NOC, better access (2 side) and some blocks have best view for any residential area in ISB and you feel like a terrace view from those top blocks looking down to BE and that area till Nilore etc ...

BE roads are way open and give a feel of openness whereas PVC initial blocks seem congested. PVC have to go a long way to be where BE is now but still the point: Access and some blocks of PVC are far superior to BE. BE having MR's footprint on it have lots of litigation and oversold plots. PVC as of now is out of such litigation!

There was lots of noise about PVC NOC and its legality. The day Aleem Khan is on opposite end of the fence (political opposition), there may be some tricky times for PVC!

Here is the catch, under the shadow of BE and PVC, in same area there is a small society named Islamabad Model Town just at the outer edge of BE Sector B2. They are some small front men/cronies of Aleem Khan with 5 Marla @ 30 lac something. Heard that they have applied for CDA NOC but not sure and about an year back development was going on...

Rumor was that they will get an access from PVC.


Well, the actual catch: Just outside the gate of Islamabad Model Town and touching BE Sector B, get open land with registry in about 2 to 2.5 lac/Marla (of-course ready to construct but its an open land with less population around)

Update: PVC will launch 3.5 Marla from 22 Jun @ 30 lac with 20% at booking.

BE Commercial: Its a personal view, in that money Gulberg Commercial can be a better option!

Seems good enough!! PVC in general is on expensive side but suitable for end buyers. CDA approved and as a private project nearest to mainstream ISB.

Resale not that good but genuine buyers planning to construct its good enough. Enclave has 5 Marla on 30 lac (+ profit) 50% down payment, 50% installments but not sure when its gonna get delivered.
