Invest in CDA sectors you will be more safe in CDA. The issue is that CDA will not have any installment option and you need to invest in cash fully.
In installments Capital Smart City is delivering good. In case of other societies only invest where you know well about their past projects and deliveries during the past. Also have proper NOCs on place and on ground they are working with steady pace.
Rule is simple. Always invest in registered societies who have NOC (No Objection Certificate). You can check the status of NOC of any society on CDA and RDA website.
