Where to buy in 6 million in lahore

Hi ,

I want to invest 65 lakh in lahore, my preference is southern loop of lahore for example raiwind road side.

I have short listed few options . Please guide which one is best option for 3 to 4 years investment.

1) sui gas phase 2 - 1 kanal 2 plots.

2) lake city lahore - 1 kanal 1 plot or 10 marla and 5 marla option in lake city.

Any other option please guide.

Look for something in Bahria Orchard

I visited both societies last year, only few houses in Lake City and nothing in Sui Gas. I would recommend Fazaia as it is safe and rates are great too i.e.40 lakh for 10 marla, after ring road it will increase.

Lake City Lahore will be much better option due to new alternative route of Raiwind road and New bridge on Hudaira in DHA Rahbar plus Defence road expansion and Lahore ring road construction starting in near future. Lake city is also getting rapidly populated and commercial activity is picking up too. Development standard is superb as good as or very close to Bahria town.

Installments plots in Lake city Lahore are not recommended here as high priced. You have developed plots in price range that have lots of room to grow.

I personally bought a one kanal plot in M2-Lake City back in Feb2015.. It was 53lacs then, now it just crossed 70lacs in just 10 month time... But I would "abi to party shuru hui hai". All the reasons for further enormous juice available in Lake have been mentioned by CMY.

Yesterday watching news at City42 news channel. The contractor who is working on Alternate Raiwind Road Route (Alam Builders) was saying that govt gave him 6 months to build the 6 lane dual carriageway, but we will make it in 4 months IA. Believe me, the access from Shaukat Khanum Hospital to Lake City will now be reduced from 40-45 minutes to just around 10-12 mins with this new road.

And actually this new alternate road is just a prelude to LRR South. As during LRR construction in near future. Portion of Raiwind Road would be blocked due to big interchange at ADDA Plot. So traffic including VIP traffic would use this route to connect with City Centre.

I would say its growth in next 1-2 yrs is almost close to 100% guaranteed InshAllah. Other good socities in this area are Fazaia and Bahria Orchard.

CMY , you detailed reply is more than enough to convince me for Lake City.

I have already contacted Mr. Waqas , as my budget is very tight 6 million for 1 kanal. He is trying to find out any plot for me within my budget.

I am also trying to increase my budget around 5 lakh more to get a reasonable option in M2 block.

Thanks much for your compliment!! One more thing want to share with you, if you are tight with your budget(as it would be currently difficult to find something below 70lacs a "good option" in M-2) then you can also think upon other options...

Like the time bracket which you have mentioned i.e. 3-4 yrs if you can hold your investment... In this time bracket Sui-2 is also a dark horse and much under-priced currently.

The perception is historically properties soared up before general elections in pak, you can check the historical trends. Before election2018 govt would be embarking on completing/near completing many projects in this area like (Raiwind Road Expansion, LRR-SL, Alternate Raiwind Road Route would be completed soon and also Orange Line Metro which will start from thokar)… If all this would go as per planned then within 2½-3 year time Sui-2 property would surely get a boost. Like to my knowledge the plot currently in 33-34 there can jump beyond 70lacs.

I am saying this as per my experience and feelings and general understanding of that area. Others may disagree with me.

An example of it would be… A similar sorta equation like (Main DHA-Sui-1) or (Main DHA-StateLife-1). In that case it would be (BAHRIA-SUI-2) and Lahore Ring Road (By that time) would be a common factor in both the old and new equations :slight_smile:

Try to but one 8m in bahria orchard and one 10m in awt 2, awt dvlpmnt level may nt be as good as orchard but location and army tag will help to have good returns

I have got Lake City 1 kanal , the transfer procedure is in process, I hope within 2 to 3 days, transfer procedure will be completed.

CMY, I have checked with Waqas, but unfortunately the options he has are out of my budgets, those were good locations plots and completely out of my budget otherwise Lahore Real Estate is always my first choice due to below reasons.

01) In case of any unfair deal or problem in Lahore Real Estate we can approach you and explain you the situation, normally in others estates most of agents are one man show and mostly doing unfair deals.

02) I have never seen such a nice staff as in Lahore Real Estate, all staff members are very well mannered and politely speaking and guiding us with all available options.

03) Another important thing is they always inform the updates to the clients , this is very important specially those who want to fly and have limited holidays in Pakistan.

There are so many other reason as well but for me I have observed you are so much different with others because of above reasons.
