If your previous owner of house has the old registry and he try to misuse in bank or court, can he do that?

Yes. They do. No mortgage without verification and non encumbrance certificate.

Verification is not done in all cases. For instance if you submit copy of your title deed along with surety bond for release of an accused on bail, the judge will only require you to present original CNIC and Registered Sale Deed and will accept the same. Your Original Sale deed will bear an endorsement to reflect same has been used as surety.
