Shall we travel through time to 2020 Islamabad in Prof. Emmett Brown's time-traveling delorean car?

And let us try to spot the top-6 residential projects of Islamabad with the highest value in 2020?

I am not including Zone 1 in my list of Top-6 because there is nothing to guess. Sectors E-7, F-7, F-8, F-6, G-6, G-8, F-10, F-11, I-8, G-11, E-11, D-12 will always be the glittering jewels of Islamabad! And Zone I will remain the undisputed leader even if Malik Riaz can import a piece of Switzerland for his projects in Zone IV and V. Even G-13 and G-14/4 will always be more costly than Bahria, DHA and Multi. Zone I is Zone I.

It seems to me that the hierarchy outside Zone-I can be listed as follows:

1. Multi-Garden B-17 wears the Crown. In 2020 most likely Margalla Avenue will not only be operational, but it may be a dual carriageway with a flyover at gt road and piercing through Zone II. D-12 may be fully populated, sectors C-15 and C-16 may be nearing development completion. So the nearest scheme to the upscale sectors of Zone 1 Islamabad will be B-17. You can say the real Islamabad will come right to the doorstep of B-17. Multi's development standards and stone-throw distance from Zone 1 will make it the leader of all schemes outside Zone 1.

2. DHA Phase 2 is the runners up. Despite better development standards compared to Multi Garden, it is far from Zone I (which is the undisputed real Champion of Islamabad). This is the most posh community of Islamabad after the jewels of Zone 1. This status will attract the best fast food chains, the upscale shopping malls and the top notch educational and health facilities to DHA.

3. Bahria Town Rwp. Bahria will also attract the best facilities but its access is inferior as compared to DHA 2 so it is likely to fall one step behind DHA.

4. JKCHS Zone II. Despite average development standards, JKCHS-comprising G-15 and F-15-is the only project which will have direct access to Kashmir Highway (new airport link road) and GT road. Its strategic location will comfortably keep it at or near the top. The crossing between the Kashmir Highway and GT Road acts as the intersection between Rawalpindi, Islamabad, New Airport and Motorways to Peshawar and Lahore. It is already being described as the new Zero Point.

5. Bahria Enclave. Very scenic location surrounded by green hills and very close to Zone 1 Islamabad. Its excellent development standards will make Bahria Enclave a very pricey sector which will give tough competition to the better-located JKCHS.

6. D-17 and E-16/17 will vie for the Sixth Spot. These sectors will fight between them for the sixth position and the winner will be the one with better facilities.

InshaAllah. In the end, these predictions and all these sectors will have no value without Allah's will.

And we should pray to Allah that the Islamic Republic of Pakistan will be stronger, more united and totally self-reliant in 2020. Ameen. Otherwise, people of every city and sector will be on the losing end.

    Zone -1 will remain the King ... And the prices will get even more crazy in Zone -1 . Nothing can touch the sectors 6-11 be it E-F-G (D-12). Even G-13 which i believe is disgusting build will be above in terms of prices over any other society.



    Then comes Bahria Enclave .. It would be second. Reason for that would be teh Development standard and proximity to Zone-1.



    3rd would be Zone-2 Well built societies. KJKCHS would benefit because of location and average development standards. B-17 would become a highly desired location for living because of good development standard and also if MA is up and running in next 3 years.



    Gulburg Greens , IF (and that,s a big if) developed on time would be 4th. Because of its location and good average development standard.



    number 5 would be DHA phase 2 and Bharia rawalphindi. Although the location is very poor but the excellent development standard will make them ideal location for upper middle class.

      Reasons for Zone -1 is that Head offices of hundreds of multinational, Government, semi government and private organization are in Zone-1. Thousands if not millions have day to day business there. Hence the ridiculous prices.

        @Zone-1 time is over. After having projects like world trade center, dha business bay and shifting of telenor office in gulberg zone-1 will loose its charm in future. Zone-5 is a self sustained zone however zone-2 will always depend on zone-1 for amenities as zone-2 is not having strong development contenders except multi. Zone-2 is only a boast until now and there is no appropriate development in major portion of zone-2 except jkchs. Zone-2 seems to be a property mafia propaganda until now due to lack of substantial development and population. Major players of zone-2 seem to have no serious interest in development of their societies.

            Telenor is one company.. Ufone, mobilink, OGDCl, OMV, PTC, MOL, GE, OPL, Dewan, PEL, PTCL, Schlumberger, UBL, Islamabd stock exchange, Haliburton, baker, Mari Gas, i can go on forever all govt head offices and most multinational, semi govt, and big private organization Head offices are in Zone -1.



            I cam back to Pakistan in start of 2010 and bought a 1 kanal A plus constructed house in DHA phase 5 Lahore. I have investments in DHA and bahria in Islamabad. Due to nature of my work i have live in islamabad now. And i live in rented portion of a house in F-11. I dream to buy a house like my lahore house in Zone-1, but even if i sell my lahore house and my investments in Islamabad i will still not be able to buy a house in Zone-1 which 70% as good as my house in Lahore. That's the reality and it is Sad.

            Just to give u an example of rents, the amount i pay for rent for portion of a old 1 kanal house in F-11, i can get a complete NEw house on rent in that price in bahria or DHA... But i cant do 2 hours drive every day to and from Zone 5.



            for those who have no business in Zone-1, Encalve, DHA and Bahria is ideal.

              @zol, 3 million population of islamabad visits daily zone-1 and parliment house. Every one in islamabad having an s600 mercedes drives his cars on kashmir highway. All amazingly active population of islamabad go to margalla hills for hiking every weekend. That is the reason zone-1 will always remain on top. What a joke isnt this :).

                    @zeeshan thats is your choice to live in f-11. You can also live in dha/bahria and reach your work place in maximum half hour. For rest of people who dont need going to zone-1 , f-11 is not enthralling enough to live in. Dha and bahria have way better standard than f-11. I personally know many people who previously lived in f-10,f-11 and have moved to dha/ bahria due to better security and amenities.

                      No one cant reach blue area in 30 mins from DHA or Bahria during office houra on weekdays. I.e 9am morning and 5pm evening. It you very very lucky u get in 45- 50 mins during rush office hours. Mostly it takes around 60 mins during office hours.



                      And yes i agree.. Dha and bahria has much better development/construction then F11.
