Capital Development Authority (CDA) has decided to link Margalla Avenue to third avenue on one side and to motor way on other side. Decision was taken in a meeting held under chairman CDA here he was told during the meeting that construction work on Margalla Avenue from Sector D-12 to Sector B-17 was underway. Chairman CDA directed that pace of work on this avenue be accelerated and it be expanded from GT road to motorway. Margalla Avenue be carpeted from Pak Secretariat to third avenue. He also issued directives for installation of road lights on Islamabad highway.

If it become true a big boom will hit zone 2.

    Yes perhaps even the airport can be built at rawat but you cannot change the decision of the men in boots.



    As for triver's question, well naturally multi orchards would have benefited a little extra if the Margalla extension was to,be built straight to Wapda town area as that way their distance to D-12 would have been cut shorter and they would gain direct access to B-17 where multi is building a main club for the benefit of all multi members.



    But even with interchange at awt, multi orchard will benefit quite a,lot because its,residents will get two,direct entry points to Islamabad. The existing one through Kashmir highway and a new shorter one at D-12 and E-11.

      Interchange at wapda town or at awt. Both societies will be equal beneficiary within few years. Lets move to orchards for some time. What u think Amjad bahi and pk1 What will be the effect of this interchange on multi orchards.

        @Muhammad Imran. I don't think anybody is comparing, or for that matter has any doubts about the development standards of B-17 and AWT. My only submission is that AWT is about to hit a slam dunk in terms of its location/access, and that is something B-17 will not be able to match. Location, Location and Location, the top factors in real estate investment.



        @Triver. The purpose of an interchange is to be able to use the motorway for quick access when the location is far. Orchards already is located quite close to the Brahma Bahter Interchange which is a positive. Regarding AWT interchange, as Pk1 has already mentioned, its advantage lies in allowing an additional route to access Islamabad through Margalla Avenue. So MA, when completed, will surely benefit both schemes of MPCHS as well, which includes Orchards.

          Syed Amjad sahab if Margala Avenue is built, then even with AWT interchange, B-17 has the better location. This is because B-17 already has access to Islamabad via GT Road and then through Kashmir Highway. And after Margalla Avenue it will have one more access to Islamabad at D-12.



          Which is now and which will be in future closer to Islamabad? AWT or B-17. Of course B-17. The how can you say AWT is about to hit a slam dunk (whatever that is sir) in terms of location???

            @pk1. Sir having interchange at your door step is definately a location booster. Even better if MA is linked to it. B-17 lacks both. Don't take me wrong I have investments in both

              Ok so lets start with the current road links, without considering Margalla Avenue, first. Are you suggesting that driving to Islamabad on the GT Road is superior to reaching there through the motorway?? I mean for a truck driver, maybe yes, as there are no truck driver hotels along motorway, but you can't really be serious?! It will take twice the time at least if not more (Plus the lousy traffic)



              Then talking of the Margalla Avenue, guess which society its getting linked up to? If you thought AWT, you are on the money! So AWT will have direct access to the motorway, Margalla Avenue, GT Road through the MA extension and Fateh Jang Road through Ministry of Commerce main boulevard. B-17 will only remain connected to the GT Road, and whether you need to go to Islamabad, or Margalla Avenue, or Motorway etc. You will ALWAYS have to drive back on the GT Road for variable distances to seek access.



              And lastly, lets not forget that B-17 is not just B Block, which is the closest to AWT, but other distant blocks from A-E and possibly up to Z will continue to be referred to as B-17 even if they are located in Haripur!



              Don't get me wrong, I have never questioned their quality of development, but when a scheme is located so far away from the main city, quality of access can be a life line. The way things are as of now, AWT is winning the battle for superior access hands down. So to answer your last question:



              "how can you say AWT is about to hit a slam dunk (whatever that is sir) in terms of location???"





              Better Access = Proximity



              So the answer: AWT without a doubt!!

                @syed amjad AWT developed before B 17 but now B 17 is far a head from AWT. Why not a single house has been constructed in awt because of incapability of society to develop only three to four kilometers of road to give awt direct access to GT road. Even the society like E19 did this before starting development. Don't under rate multi they have the capability to this and they will definitely give access to MA and they have the capability to build three to four kilometres of road. Don't compare awt with multi same u can't compare pwd with bahria town

                    @Muhammad Imran. That is a fair point Imran sb but you have missed the argument completely. I have not said that AWT will overtake Multi in prices or development standards. The AWT management had been sleeping all these years and did not take any interest whatsoever in making their project successful. However, now the sleeping giant has woken up. What is done is done, they cannot redevelop the society from scratch. But whatever they can do by way of improving access, they will do Now. That is why, it has NOW become a good investment opportunity, and was not considered the same even 2 years ago.



                    Multi will always remain ahead in terms of their development standards, and AWT will eventually gain advantage in terms of access. I am sure that prices will remain higher in Multi but AWT will continue to narrow the gap significantly. You cannot use the analogy of Bahria and PWD here. Bahria does have superior development standards but none of them enjoys even nearly an advantageous position as AWT in terms of connectivity. They are not even linked to Islamabad Expressway, which ends at airport chowk.

                      @H-T. As I have already mentioned in one of my earlier responses to your query, Wapda Town will only gain big when they develop their D block because it will be linked to C block of AWT and provide a more direct access to the society from Sangjani Interchange.
