Dha city karachi ballot on apr 23, 2013

Great news:

Computerized balloting for allotting plot numbers to residential/commercial plots of dha city karach (dck) will be held at 1100 hrs on april 23, 2013 at convention hall of dha country and golf club in dha phase 8, karachi.

Its wise to clear your pending installments to be eligible for ballot. Although its too late to do that now. I just got to know it few minutes back.

Wish there had been some formal communication by dha in this regard with some time margin.

In civilian categories, price range for on money is as follows:

Residential 200 square yards: 11.50~12.50 lacs

300 square yards: 10.50~11.00 lacs 500 square yards: 12.00~12.50 lacs 1000 square yards: 9.00~10.00 lacs 2000 square yards: 7.00~8.00 lacs

Commercial 200 square yards: 6.00~7.00 lacs 300 square yards: 5.00~6.00 lacs 500 square yards: cost~cost 1000 square yards: not available

2000 square yards: not available

With the upcoming ballot, there’s been a further increase to the above rates.

Now the actual rates will settle after the balloting and it will take few days to settle down the market. There are many other factors, mainly the elections and after election effect will play the major role for the stability of the market. Here is the on money update for 21st april 2013 (just today only) as per the trading done today:

Civilian category:

Residential 200 square yards –14.5~15 lacs 300 square yards –14~14.5 lacs 500 square yards –15~15.5 lacs 1000 square yards – 12~13 lacs 2000 square yards – 11~12 lacs

Commercial 200 square yards – 11~12 lacs 300 square yards – 10~10.5 lacs 500 square yards – cost~cost 1000 square yards – not available 2000 square yards – not available

Staff category:

Full paid benefit file (residential): 200 square yards – 20~21 lacs 300 square yards – 23~23.5 lacs 500 square yards – 32~33 lacs

Note: mostly files traded in the size of 200, 300 and 500 square yards. It does not mean that other categories are not available, but normally these sizes are traded and are available for sale and people are ready to buy files of these sizes. Other large plot may be allotted in balloting but not available frequently in the market.

Hi mbs you are so cute and lovely why you are so interested in dha karachi??? So many posts on this topic why why why ??? Is not this strange?

Great post mbs.You are right karachi market is waiting for election’s output than will say anything about trends and prices but dha city files are hot in investors circle as i mention my thread long time ago but only good for investment.

The land has been divided into 16 sectors and within couple of days everyone knows that where exactly his/her plot is located. These 16 sectors have been divided into mainly three development zones.

Short term development plan (2012-2015) includes sector# 3, 5, 6, and 7

Mid term development plan (2015-2020) includes sector# 2, 4, 8, 9, 10, and 16

Long term development plan (2020-2030) includes sector#11, 12, 13, 14, and 15

Rough forecast of prices after ballot.

Zone i – short-term development plan (2012-2015) 200 square yards. 24 to 28 lacs 300 square yards. 28 to 32 lacs 500 square yards. 40 to 45 lacs

Zone ii – mid-term development plan (2015-2020) 200 square yards. 20 to 24 lacs 300 square yards. 23 to 28 lacs 500 square yards. 32 to 40 lacs

Zone iii – long-term development plan (2020-2030) 200 square yards. 16 to 20 lacs 300 square yards. 18 to 22 lacs 500 square yards. 27 to 32 lacs

Really appreciated your work, my question is, after such crucial situations in karachi is it safe to still invest there when almost every head offices are moving to lahore or islamabad… Do help me and others in this please.

Update:

Red, yellow and green development zones are now converted into one single zone. All the sectors will now be developed under the same timeline.

Dha has bought an additional 8000 acres of land right in front of the current location of dck.

Dha will establish a complete dck industrial zone in the newly bought 8000 acres of land. Dha will offer 0.5 and 1 acre industrial plots in the dck industrial zone. Total number of plots will be around 4000.

Dha city karachi (dck) have a total of around 43000 residential plots on its complete land of 11640 acres.

Dck already ballot around 27000 plots of different sizes and categories in 2009/2010. Next balloting of plots is scheduled in early 2014 for remaining plots.

Dck will have its own water to fulfill its city requirements.

Dck will have three source of energy including wind mill / solar energy / own power plants.

25% will depend on other departments like wapda and kesc.

Dck will have approximately 100 petrol and cng stations.

Dck will have its own uniform single education system. Every sector will have 2 to 4 Primary schools, a college for every sector, parks, masjids and many other facilities for each sectors and sub-sectors.

Every sector will have it’s own boundary wall with only 3 entry/exit points.

Dck will have the latest security system where every car will be completely scanned first at the dck main entrance, second at the entrance of main sector and finally at the entrance of sub-sector. It means every entered car scan three times when it enter in the city.

Dck have plan to build self generated city where people earn and live together.

Dck will have its own tram system for internal mobilization from one sector to other.

Dck will have shuttle service from different part of city to dck and specifically on malir river express way to reach dck within 15 minutes from qayyumabad.

There will be no outside commercial transportation allowed inside dck.

Many commercial malls and other recreational activities will be designed for the dck people and for the outside visitors in dck.

At the distance of 1.5 km there is karachi education city, where many reputed education institutions are planning to setup their campuses to facilitate the people of dck and karachi.

Dck has already hired the consultant for the plantation of the area to convert it into a real green city. Already done the sampling for the particular plants, suitable to the environment to give the look of real green city.

There will be also some rules and regulation for the plantation by individual plot owners. Minimum size of street will be 50 feet.
