Should one hold Phase-9 file or sell it?
In my opinion, hold for short term. but keep a watch on market, if market starts plummeting, take out your investment.

File biz is little risky & long term in Pakistan. DHA investment is quite secure even if it is file. Phase-9 is very long term but good investment (at least 7-8 years). If you have the holding capacity then you should hold it for your future. DHA is quite slow in development overall. DHA Phase-7 balloting was done many years ago but DHA could not deliver its possession even now. Right now; DHA machinery is involved at different places like Phase 5 (M-Block), Phase-7, Phase-8, Phase-9 Town (A,B,C,D Blocks) which will take around next 3-years and then Phase-9 development can started that will take further 4-5 years.
How it is risky ? i want investment for 2 years…will it be a good investment for having a file of 5 Marla of phase -9 for two years ?
Yes; its good for 2-years because next year balloting is expected. After balloting; if you get plot at better location then price of your file can increase substantially. Real & huge benefit will enjoy only those people who keep it until possession (around 7-8 years).
Yes it’s better to invest somewhere else and get in pH 9 a few months before balloting. It’s difficult to predict balloting date. You will only hear rumours
