Have you have noticed the large, well-maintained Daewoo buses entering DHA Phase V one after the other? Are you wondering what they are doing in that area when you usually just saw them near Kalma Chowk? Well, we\u2019ve got news for you \u2026 Daewoo has opened a new bus terminal in Phase V! As this is the first Daewoo terminal in a residential locality, it may have several implications for the area, especially for this particular phase.<\/p>\n

Let\u2019s imagine a day in the life of a traveler who resides in DHA, Sui Gas Society, or Punjab Cooperative Housing Society. If there was no new terminal, they would gobble down breakfast or lunch at least two hours before the departure time, climb into a car or rickshaw to get to Kalma Chowk, battle crazy traffic and loud honks on the way, all the while praying continuously to not miss the bus. Having narrowly missed four accidents and looking severely harassed, they would climb into the bus, not nearly as excited for the journey ahead as they should be.<\/p>\n

Now, on the other hand, the traveler simply has to leave the comfort of his home a mere 30 minutes before the bus departure time. There\u2019s not much traffic to face in Phase V and getting to the terminal is a breeze. Voila, life changed! Sounds awesome, doesn\u2019t it?<\/p>\n

While this terminal definitely translates to much more convenience for travelers who live in DHA and other societies close by, it also has other implications. The impact is two-fold and differs for residential and commercial properties in the vicinity.<\/p>\n

Impact on residential property<\/strong><\/p>\n

How would you like a constant flow of buses noisily entering your residential area? How would you feel about the unending stream of passengers, or of people either picking up or dropping off loved ones, around your home?<\/p>\n

Although the terminal is located on the commercial end of Phase V, the residential area is not far away and Daewoo buses have to pass by it in order to get to the terminal. Thus, the scenario described above may very well be the sentiment shared by residents who live close by. Needless to say, they\u2019re probably not that excited about the noise pollution and increased traffic.<\/p>\n

In this regard, the Daewoo terminal may have a somewhat negative impact on the residential property prices in the vicinity.<\/p>\n

Impact on commercial property<\/strong><\/p>\n

However, there is always a plus side to the equation \u2013 commercial property rates may escalate in Phase V as the Daewoo terminal can provide businesses here more exposure and greater reach. \u00a0Additionally, it may also create a need for more businesses, such as restaurants, gift shops, or any other stores that cater to the needs of travelers.<\/p>\n

We know already that Phase V is a lucrative area ripe with investment potential. The effects of this unique addition are yet to be seen, but we are hopeful that the positive points will greatly outweigh the negative points.<\/p>\n
