The status of the project is pretty much the same but, fortunately, things are getting better with the passage of time.<\/p>\n<p>With the\u00a0project plan and approach routes getting clearer and better information on how safe certain blocks will\u00a0be from the Dadhocha Dam\u2019s proposed site, it appears that we might have new blocks with greater scope and profit potential than the all-time favourite: Bluebell. Moreover, blocks that\u00a0are 100% safe from the dam with 100% land available are largely\u00a0shape to be ready for possession handover this month, causing an overall rise in demand for <a title=\"plots for sale in DHA Valley\" href=\"http:\/\/www.zameen.com\/Plots\/Islamabad_DHA_Valley-1333-1.html\" target=\"_blank\">plots for sale in DHA Valley<\/a>.<\/p>\n<p><strong>Land acquisition status<\/strong><\/p>\n<p>Except for blocks such as Eglantine, Gloxinia, Iris, Snowdrop and Lotus, development work is underway on roads and other infrastructure in almost all blocks of DHA Valley.<\/p>\n<p>The developer has 100% land available for several blocks including Magnolia, Lilly, Sunflower and Oleander. About 40% of the area of Tulip Block and Rose Block falls in the dam\u2019s proposed site, believed to be the final site in the feasibility report, which is currently in its development phase.<\/p>\n<p>With more or less 15,000 plots relocated to\u00a0Bahria Town Rawalpindi\u2019s Phase VIII and Bahria Town Karachi, it appears much easier for the developer to accommodate the remaining plot owners in the available area of DHA Valley.<\/p>\n<p>As for\u00a0Bluebell Block, the developer has 90% of the land required and development work is being carried out. Lavender Block, on the other hand, is 70% clear, while the developer is working on the 40% clear area of Marigold and Daisy Block.<\/p>\n<p>Daffodils Block is 15% clear and Bogenvelia Block is\u00a030% clear.<\/p>\n<p>According to my sources, 5- and 8-marla DHA Homes will\u00a0probably be ready for possession handover by June 2016 while Bogenvelia Block may\u00a0take another 2 years.<\/p>\n<p>Once the blocks that are in advance development stages are\u00a0completed, the developer will head to blocks such as Eglantine, Gloxinia, Lotus, Snowdrop and Iris.<\/p>\n<p><strong>Development status<\/strong><\/p>\n<p>Before you get super excited about the blocks where your property can gain value in the near future, I must share this critical information about the number of plots that have already been developed in respective blocks.<\/p>\n<table width=\"330\">\n<tbody>\n<tr>\n<td width=\"241\">\n<table width=\"225\">\n<tbody>\n<tr>\n<td width=\"120\"><strong>Blocks<\/strong><\/td>\n<td width=\"105\"><strong>No. of Plots<\/strong><\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Magnolia<\/td>\n<td width=\"105\">1402<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Bluebell<\/td>\n<td width=\"105\">959<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Sunflower<\/td>\n<td width=\"105\">785<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Lavender<\/td>\n<td width=\"105\">740<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Oleander<\/td>\n<td width=\"105\">725<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Lilly<\/td>\n<td width=\"105\">711<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Zinia<\/td>\n<td width=\"105\">693<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Rose<\/td>\n<td width=\"105\">674<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Marigold<\/td>\n<td width=\"105\">460<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Tulip<\/td>\n<td width=\"105\">158<\/td>\n<\/tr>\n<tr>\n<td width=\"120\">Daffodils<\/td>\n<td width=\"105\">50<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<\/td>\n<td width=\"89\"><strong>\u00a0<\/strong><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p><strong>Ongoing development<\/strong><\/p>\n<p>At the moment, cutting and filling of new area is underway in Oleander Block, Rose Block and Daffodils Block, while the same activity is being carried out for the commercial area in Magnolia Block.<\/p>\n<p>I have also learnt that street light poles and electrification DBs are being installed in Lilly, Rose, Oleander, Sunflower, Magnolia, Bluebell and Daffodils Blocks and roads in Lilly, Rose, Bluebell and Oleander Blocks are also ready for priming. Construction of the masonry wall is currently underway in Sunflower Block.<\/p>\n<p><strong>Relocation possibilities<\/strong><\/p>\n<p>The dam-affected areas of Rose and Tulip Blocks are likely to be relocated to Bogenvelia Block. However, there is no official word on that. Once the internal matters are decided, the developer will perhaps shift its focus to the development of in Bogenvelia Block.<\/p>\n<p>After moving about 15,000 plots to Bahria\u2019s projects in Rawalpindi and Karachi, massive relocation won\u2019t be needed. The dam-affected plots will be adjusted easily in other blocks.<\/p>\n<p><strong>What\u2019s holding it back?<\/strong><\/p>\n<p>Developing a project of this size is certainly not easy. Moreover, the DHA Valley\u2019s terrain is uneven. So, extra work is required to get everything in shape. Even plotting and levelling of land will be of\u00a0no use without proper road network in place.<\/p>\n<p>Currently, work is in progress on major roads and arteries. It is, in fact, the development of roads that is keeping the developer from offering possession in some blocks. You should also note that the main approach to the project and\u00a0its connectivity to other developments in the neighbourhood is also crucial for facilitating the process of possession handover.<\/p>\n<p>DHA Expressway will lead to DHA Valley through Sunflower Block and pass through Magnolia Block. Bluebell Block will get access from DHA Phase II Extension.<\/p>\n<p>With direct entrance from Kallar Syedan Road, Magnolia Block is already seeing the benefits where more buyers and a few sellers have lifted the rates of both commercial and residential properties.<\/p>\n<p><strong>Current rates<\/strong><\/p>\n<p>In many blocks, property rates are stagnant, while appreciation in price and demand has been seen in Magnolia, Oleander, Lilly and Bluebell Blocks. The future of Sunflower and Rose depends largely on the dam\u2019s feasibility report. It is, however, likely that 60% of these two blocks will remain safe from the dam\u2019s site. The developer probably has a plan in place to adjust the possible affectees of the 40% remaining area.<\/p>\n<p>The current high demand for commercial plots in Magnolia Block is reflective of the fact that this block is reaping\u00a0the benefits of its central location and is very close to getting direct and smooth access from three sides of the project. The rates\u00a0of 4- and 8-marla commercial plots in this block are PKR 4,500,000 and PKR 8,000,000 respectively.<\/p>\n<p>It is also believed that the possession of properties in Magnolia, Lilly, Oleander and Bluebell will be granted by the end of this month or in the beginning of the next month.<\/p>\n<p>The way I see it, 2016 will be a year to remember for the DHA Valley stakeholder.
