The very launch of DHA Peshawar has changed the way people used to think about the real estate sector of the city. The project has literally opened new avenues of investment for both local and overseas Pakistanis.<\/p>\n

The new tax regime has had its adverse effects on the property market of the country and DHA Peshawar is certainly no exception. Though investors are not required to pay taxes on affidavit files, tax turmoil has caused DHA Peshawar, too, to feel the blow of increased taxes, which is why sale-purchase activity is slow in the locality these days.<\/p>\n

According to Rameez Khan of Dreams Ambassador (Pvt) Ltd, fake affidavit files have also been sold to innocent buyers. However, the DHA Peshawar official I conversed with, negated this rumour right away.<\/p>\n

Reportedly, balloting of plots in DHA Peshawar will be held by the end of this year or early next year. Construction of boundary wall is currently underway, while the project will be completed within 3 years, per an official of the housing society.<\/p>\n

One-kanal affidavit files are being traded at PKR 5,300,000 in Mouza Shahbala, while in Mouza Regi, which enjoys a better location, the price of an affidavit file is PKR 5,500,000.<\/p>\n

People are also buying 10-marla and 1-kanal plots available on instalments in DHA Peshawar by paying a profit of PKR 1,100,000 to PKR 1,200,000. Two instalments have already been paid, while the remaining payments are yet to be made.<\/p>\n

Amid all tax confusions surrounding the property sector of Pakistan, prices in DHA Peshawar have remained somewhat stable. Though the prices of 1-kanal allocation files have dropped by PKR 100,000 in the recent past, further drop in value seems to be highly unlikely.<\/p>\n

One of the major reasons behind the stability of affidavit file prices in DHA Peshawar is the unavailability of transfer offices of DHA Peshawar in other cities. The moment the Defence Housing Authority opens such offices in other cities, prices will start to spike.<\/p>\n
