The construction cost is divided into two broad categories: grey construction cost (all that looks grey after completion) and turnkey construction cost (the estimated cost to build the house).

The double story 5 marla house we are building has a covered area of 1,925 sq. ft. The first floor and the second floor each have a covered area of 875 per sq.ft. There are two kitchens, three bedrooms with attached bathrooms and a mumtee.

To construct the grey structure of a 5 marla house, major construction items include cement, bricks, gravel, sand, rebar, and piping for electrical and plumbing work. Labour cost is of utmost importance when building a house so we will discuss it first.
In order to determine the construction cost of the grey structure of a 5 marla house, we must first identify the amount of money needed to hire labourers. The labourers would charge around PKR 375 per sq. ft. and for a double-unit 5 marla house, it would cost around PKR 721,875.

Bricks, Sand, Crush and Rori
When calculating construction cost of the grey structure of a 5 marla house, the number of bricks and their rates play a key role. A 5 marla house in question will require approximately 50,000 bricks. It is recommended to pick good quality bricks also known as first-class bricks or Awwal bricks. The current market rate per brick of the Awwal category is PKR 11.5 and so the total cost of bricks would be PKR 575,000.
Sand is also needed to lay the foundation of a 5 marla house – Ravi sand and Chenab sand. Basically, sand in house construction is used in concrete mixtures. The sand is either extracted from river beds or from the coastal beaches. Usually, the sand from river beds has a grey colour. Around 3,150 cubic feet of Ravi sand is used at the rate of PKR 20 per cubic feet when constructing the grey structure of a 5 marla house in 2020. This means in total, PKR 63,000 cubic feet of Ravi sand is used.
The sand of river Chenab is of better quality and therefore the rates are higher. Approximately, 700 cubic feet of Chenab sand is used at the rate of PKR 35, which means a total of PKR 24,500 is needed in constructing the grey structure.
Crush or gravel is used as a foundation layer for floors throughout the house. Builders and contractors like to use Margalla gravel, but Sargodha gravel can also be used. The required quantity of gravel (more commonly known as Bajri) is approximately 900 cubic feet.
The Margalla gravel is used in constructing the roof of the house and is known as Margalla crush for lintel or lenter in local terms. The rate is PKR 75 per cubic feet which means around PKR 67,500 would be required. Sargodha gravel is used in constructing the floor of the house. 600 cubic feet of Sargodha bajri would be required to build the grey structure of a 5 marla house at a cost of PKR 65, taking the total to PKR 39,000. Rori costs around PKR 25,000.
Cost for Bricks, Sand, Crush and Rori = PKR 794,000
Cement, Kassu and Rebar
Kassu is a special mix of mitti (clay) and sand and is mostly used for earth filling or plot filling. A rough estimate of the cost of Kassu would be PKR 50,000. Cement is the primary item required in almost all kinds of construction projects. The rate of cement per bag is almost the same for all brands with only slight variations.
For the kind of house we are talking about, approximately 525 bags of cement is required at the rate of 495 cement per bag. The total cost of cement used in the grey house structure of a 5 marla house would be PKR 259,875. Rebar is basically Sarya of 60 grade and around 3 tons of Sarya would be used to build a 5 marla house grey structure. The rate per ton of Sarya is PKR 115,000 and the total cost of Sarya used would be PKR 315,000.
Cost of Cement, Kassu and Rebar = 624,875
Plumbing & Wiring
Any of the construction work related to water supply, sewerage, gas or drainage system is plumbing work. It is one of the most technical jobs in grey construction. It works as a conduit that runs in the entire house, where gas and water is needed. Approximately, PKR 80,000 are required for the house plumbing.
Electrical wiring is also covered in grey construction. Wiring requires expertise and should be dealt by a professional. It is advised to hire a thorough professional who can take care of the wiring of the house. Approximately PKR 65,000 are needed for the wiring.
Cost of Plumbing & Wiring = PKR 145,000
Grills, Gate & Chougat Steel
During the construction of the grey structure of a 5 marla house, steel is also required at various stages like Chougat Steel is used in the door frames. Chougat Steel of around PKR 54,000 is required for the grey structure.
Moreover, when building the grey structure of a 5 marla house, you also need to have safety grills for windows and a main gate for which you should keep an estimated budget of PKR 57,000 for the grills and around PKR 60,000 for the gate.
Cost of Grills, Gate and Chougat Steel = PKR 171,000
Among other costs is the water storage tank and termite spray which is also included in grey house construction costs. You need to build concrete walls using bricks and cement for the septic tank. Approximately PKR 19,500 is needed to construct a water storage tank.
Controlling termite infestation before construction begins can really help you defend against possible claims in the future as they dwell in places where there is a high concentration of dampness and moisture. Approximately, PKR 12,000 are needed to ward off termite infestation.
Cost of miscellaneous items = PKR 31,500
Total Cost = PKR 2,488,250
