Bahria Enclave

Dear all, I have a 8 Marla plot of Bahria Enclave. Since march 2013, their management is misguiding their clients. They have not given us anything not even a map. Please tell and guide me when we will get our plots and new maps.

Yes you are right because they are facing some legal problems regarding 5 and 8 marla plots both for those which were sold by them 2 years ago and also new lunching issues. I think your plot cannot be developed before 2015

If so, they should not give us true picture. Their lame excuses are really bringing a bad name to them.

Bahria is a bubble. Every time they launch new sector they control prices in order to fool people into believing that the prices are going up. Stay away from this file business.

Well Ali1 again for 8 and 5 marla, i am not sure when they will deliver because Bahria itself is not sure about smaller plots. I heard there is some legal issue with CDA regarding 8 and 5 marla plots. But other sizes are on ground and work is going on running segments of 10 marla and 1 kanal plots. U may say CDA has not even given NOC to other sizes so how BE is taking care of legality of small plots. The answer is normally big developers ignore the legality of their projects up to a certain limit. But if something would absolutely problematic in future, the do not initiate. So they will not start work until the solution with CDA. If someone is thinking that BE is going on without having any understanding with CDA, it would not be correct. They have understanding with CDA on the whole development they have made. They need further understanding for their new development especially for small plots as size of plots is key in the issue. (my information may be wrong but i am writing as per my honest knowledge. Please correct me if someone has more accurate information).

But overall BE is not a bubble at all.

Ahmad sb, active investors have already understood the game in BE and ph 8. Just wait and see what happens when too many files are thrown in for sale. When I say bubble I’m referring to anything which is in thin air. Not including procession plots of course

For me, 8 Marla plot is everything for me. For me they are 100% failing. If they have delivered 1000s plots to their client. This was my first plot and not sure when i will get.

But Syed sb if you sell it now u can get a huge profit so u are not a loser

I hope the things related to NOC will be resolved sooner or later.

Dear Matter is not a loser or winner. I bought the plot for sake of living not for the trade. I really laugh when someone says that you are not the loser.

And dear Mr. Khan, from last 10 months we are waiting for the NOC and really do not known when the sooner will come.

Should/Must hold your plot, they will deliver late but whenever they do it is going to be the best locality in Islamabad for family living.

Syed sb I can fully understand your concern and I believe the sentiment is shared by all those who had booked these plots to build their homes. Sudden and unexplained price jumps may fulfill the requirements of investors, many of whom are holding around a dozen files each, but for genuine home builders, its been disappointing so far.
