Why the property is stagnant in phase -8 and what its future?

Dear nabeel saab, I have heard so much bad, nasty rumours about mr malik riaz these past 12 months, i honestly don't know what to believe! This does not give us confidence in investing in bahria especially when bahria is a one man show!

Sir i will just say that future of phase 8 is directly linked with the future of malik riaz sb. But now a days prices are towards decreasing trend.

Sir prices of property in bahria town in last 6 to 8 months had got doubled and even the prices of commercial propety has been multiplied three times so it has gained a sort of saturation point.Prices may further increase after ramadan. By the way property has got stagnant everywhere and not only in phase 8. Prices in cda sectors are also stagnant and insha allah property business will gain momentum after ramadan.

Yes, i have heard the same news from dealers but hope for the best friends.

A couple of things:

  1. Bahria is not a one man show. Bahria is under board of directors and does not have any direct relation to his reputation or his fate. He's now an ex-chairman for quite a long time now. This is misconception roaming around for a long time now.

  2. I hold the same views as saadi when he says that prices will rise after ramazan.

  3. Prices are not stagnant everywhere. Dha just announced development work in dha phase 1 extension. Files selling for 18-21 lacs a month ago are now at 30-35. Dha valley is also going up (but it'll come crashing down pretty soon - very artificial boost).

Good in long term

Harris,i disagree with you on a point that property is stagnant everywhere. It is not like this, do you know that the prices of plots in dha (islamabad) are following the upward trend and people are keen to buy property over there.Even non-developed sectors have gained value and prices are almost doubled within month.

Sir when bahria was having upward trend,dha was almost stagnat…I think its the time for dha now.Btw bahria is also not stagnant at all…Business is a bit slow but it is expected to shot rapidly after ramadan.Its all my viewpoint and i agree with haris sb that in all the main sectors e.G g-13,g-14,d-12 etc property is stagnant so far for the last 3 to 4 months…
