Emaar Islamabad

Hi, What are the positive and negatives of buying in canyon views at Emaar, Islamabad? What alternatives can one have nearby other than Emaar?

Way too over priced and location is not good as no markets are available near by. Try Bahria Town much much better option.

Not Recommended, Expensive and very bad location, DHA and Bahria are much better options, plus the rates which Emaar is offering you can get better options in this price range in center of Islamabad.

I do agree that its expensive but you pay for quality at the end of the day. The development standards are second to none, the developers are from Dubai hence why it has amazing infrastructure but alternative is Bahria Town, which has the same kind of development standards. Both are good places for personal living but investment wise Emaar is questionable!

Emaar has good development standard. Yes, prices are on the higher side. Location is a bit far away. Not recommended for investment, as to the growth looks very slow.

I heard some news regarding emaar yesterday night and it was about some scam in karachi will find out about it and post it here…

Development standard of Emaar is exceptional...no doubt... But only if they develop it in time. Otherwise its not worth it.

Its something not suitable for investment at all. Well not short term atleast.

Location is pretty bad. Even for the initial price of emaar villas or flats, one can get something very decent in main islamabad.be it a house or flat.

I would prefer bahria town rawalpindi over Emaar any day.

After the huge scam (or whatever it was) they pulled in DHA karachi, reliability is questionable. They launched crescent bay almost 7 years back in karachi including creek vista apartments but did zero development work.then the project almost dissappeared. So many ppl were robbed of their money. Many went to courts to get a refund. Now they have re-launched the dead project in karachi.Even then huge lines were witnessed outside Emaar's office in karachi for purchase of flats in the two towers they have recently announced. Obviously our nation doesnt learn from anything.

There's also one other thing to consider. It's only recently that Emaar and many other Dubai based companies have come out of years of recession. I think that might also be a reason that emaar is gradually coming back to life (Maybe!)

Although i must admit, from a few pics that i have seen of emaar villas on internet, they look pretty amazing! (still very over priced though)

Not only being expensive is an issue, location is a big factor.

Yes agree with the brothers that main drawbacks of this scheme is that it is overpriced and poor location. Positives are development standards are paragon!

Overpriced I don’t think is much of an idea as you pay for the name and the standard of development but location is too far out of the city and closer to Rawat. However in maybe 15/20 years as the city expands outwards then location may not be an issue.

Also it depends upon your purpose, whether investment point of view OR whether you want to live there yourself. It depends upon which one you want to do, and what your budget is and BT maybe a better option within your budget, or Emaar maybe well suited.
