... And secure all your hand baggage underneath your seat or in the overhead compartments!
- As per info circulating in the market, the next boom is round the corner. The wave will start at JKCHS and sweep through the rest of Zone 2 including B-17 (again). Cabin crew prepare for take off...
@Pk1: How much time you would suggest b4 it would be late to fasten the seat-belts?:)
Btw B-17 still has enough room for another boom?
According to my info it is a matter of few weeks. It will start gradually but then it will go to top gear in a few months.
The talk of B-17 surprised me too! But people's feeling is that there is still juice in B-17.
Long gone are the days of the roller coaster up ride. I personally think KPK and Karachi investors are heading home.
Just a thought!
Zone 1 sectors G-13 and G-14 to lead the way …
@Sinful: I think still Islamabad is a preferred choice until BT practically goes and establishes in KPK and Karachi.
@Pk1: I agree that prices in G-13 are almost stable for sometime and I read a news about resumption of development in G-14. Is it just a news or foundation is actually gonna develop G-14?.
Not surprised at all to be honest. Work on kashmir highway is at full flow, actually the new roads that are being built look more suitable to drive on (even though not fully made) rather than the present roads that we have to drive on.
With tenders being considered for the margalla avenue extension, things are looking good for zone 2 Masha Allah. Now lets just hope that margalla avenue does extend and we dont get the "no more funds available" excuse.
And another small point that will be the last little straw on the camel’s back:- Streets are being carpeted in G-15. Next they will do in F-15.
Pk1, you are really shaking this forum… Including me…
Butt sahab, I can't say I know for sure and I can also not list the reasons. This is what I am hearing. And most people I have spoken to are saying this but everyone has different reasons.
The things I have heard are that the increase is overdue, the worsening situation in urban sindh after high-profile killings :( and Bahria and DHA being out of reach for medium profile investor and most of all:- file money will come to possession plots. Things will also pick up in commercial areas of G-13 and JKCHS.
But the market is a very complicated organism. Sometimes even the gurus are surprised and don't know the reasons. Just look at the roller coaster of B-17 in late 2013?
So my guess is as good as yours but if I were you, I would make a few phone calls and lend some credibility to the vibes and the under currents. There is some smoke under the leaves (and unless some major watershed event happens - hope not!) this will lead to a flare up.
Agreed with PK1....big investers have already begun their game especially in residencia
The market was slow in December due to end of fiscal year
If you want quick money buy anything in residencia
This time focus on possession and development, then sit back and enjoy the flight!
I think possession areas in affordable options will benefit everywhere but if the G-13 is the epicenter then Zone 2 is the nearest. Besides there are more affordable options in Zone as compared to other plAces.
Allah knows best this is all estimation and assessment; we can be wrong we don't have knowledge of future.
Pk1 I really hope and pray that your information proves to be correct. I have been trying to get a feel of the market over the last few days and I am not so sure of a sweeping rise across the board, although I will be delighted if I am proven wrong!
There are a few areas where I think a genuine rise will become due in a couple of months or so. Besides, I checked out the Bahria phase 8 & Safari Valley market today and prices are really falling appreciably although dealers are trying to keep the market stable. Makes you wonder where all the investor money is headed to, could it be Zone 2? Lets hope so.
@Syed Amjad: What are present rates in Safari Valley? Would you recommend inverters to buy there at this stage or to wait more?
@IB. 5 marla good location plots can easily be bought for 35 lakhs in Rafi Block which were above 40 only a month or so ago. 7 marla decent location plots can be had for about 43-44 lakhs (Down from 50), especially if you can make immediate payment as stuck up investors are trying to exit ASAP. Similar is the situation in other blocks. I think for investment one should wait for a few weeks and let the market settle. I don’t think it will take-off overnight anytime soon, so there is no need to make a move in a hurry.
Very True, G-13, G-14, prices will increase now after a very long time.
Plus today's news about resumption of work in G-14 will help increase prices in these sectors, plus Section 3 Kashmir Highway will also add up in prices.
Zone V has had its big jump in late 2013, eventhough it needed a rumour to as a trigger to hike the prices. Now I think its time for Zone 1 and 2 in 2014 to make mega jumps in terms of prices, whether they will remain is questionable but prices are expected to hike sometime this year.
Will that boom have any impact on 1-14 and I-16 CDA sectors?
Thank you Syed Amjad for your reply.
