Please update on the current status of development in g-16 miechs?
I know g-16/4 is developed and g-16/1, 2 and 3 is not developed
(some part of g-16/3 is also developed).The society and sector will benefit from kashmir highway and new airport. The location is suprerb. I have been offered a 200 sq yard non-possessed plot in g-16/3. Should i go for it or not? Further i have heard that a joint meeting of jkchs and miechs has held recently to work out plans for development of g-16 and f-16. What are the outcomes of the meeting ? Your take please

Shahrukh, miechs is nothing but corrupt and incompetent mafia, who is more busy filling their own pockets than work for society. So I will not suggest putting your money in non-possession plots. Only possession plots and that too if you only want it for investment not for living.

What are the expectations of returns in possessed area of G-16. Can it be better or at par with DHA? You know every investor have the option of investing in DHA which is a relatively safe investment. G-16 carries a higher risk of development/ maintenance of infrastructure and so one should have higher expected returns due to other factors like location, developments in the surroundings etc to invest there.

As an addendum, what will be the effect of Kashmir Highway and airport on G-16, if it has any effect on it?

Shahrukh, G-16 has already given maximum return. A possession 1 kanal on prime location that was 40 lac in 2012 is gone three-fold above. However, there still is considerable price elasticity and it can safely fetch another 4-5 million due to following factors:

  1. KH expansion.

  2. Direct access to KH.

  3. Airport functional

But again, G-16 may be good for ROI but not recommended for quality living.
