Purchase Required For Personal Residence

Asalam o alikum dear members I hope you all are fine.I am the silent reader of this website.You all done a tremendous job here.My question is i have only 20-25 lac rupees for purchase of plot in any of sector or any private society in Islamabad which i can built my house in 1-2 years.The size should be around b/w 25x40 to 30x60…I will be really thankful for your positive response. Generally for one to remain a lurker is a good thing as one learns about the ethics of the forum and involved-community well before start writing posts. So you have done good by remaining silent for some time on this forum.

As far as your question is concerned, I think you may consider Bahria Town Phase-8 for construction of house in near future. Saadi sb is well informed about Bahria. Other members will guide you as well and then based on people's suggestion decide and I think decide soon before eid may arrive and rates may go high.

@Syed Hassan. Well you didnt mention anything about your location related preferences, as in your available budget, you can get good options in most of Islamabad except Zone 1. Presently, Zone 2 and 5 are the preferred choices. If distance is less of a consideration, then Bahria should be your first choice, and with a bit of luck you might even be able to get a 10 marla plot in phase 8 (Maybe in A block) within your budget. Otherwise, there should be plenty of options for 7 marla plots in Safari Valley.

You may explore B-17, F-17, E-17 etc.

Possibly buy now in pechs something posessioned 5 marla and with the change left over buy in e-17 cabinet within your budget you wont have no problem.

FOECHS is recommended. Development is almost complete and possession is already being handed over in two blocks. Other blocks will be given start of next year inshaAllah. It will be suitable for living in 2-3 years because new societies take time to develop. But pricies are rising and it is a good investment because prices are far below the adjoining I-16.

@Pk1. FOECHS have placed an advert. In todays newspaper which says possession has already been given in block A, and the rest will get possession by December 2013. Is that info correct and do you think possession plots are likely to be available with property dealers now? If yes what could be the fair price for a decent location 10 marla plot please?

Go for Bahria if you want to construct house for living within one year time. Buy in PECHS if you want to get good return on your investment in two years time.

PECHS should serve both purposes, i.e. Return on investment as well as a housing society well suited to live in with all facilities available. As soon as the kashmir highway is complete and pechs gets a link from kashmir highway, it will be just like any developed G Sector and distance from the center will be much reduced, i.e. About 15km.
