Future Residence Options In Lahore Near Canal And Raiwind Road

Dear fellows,

How will you compare living in coming years in johar town phase 2 (canal road), with some other well known societies like WAPDA town, NFC phase 1, tariq garden and valencia.

An obvious attraction associated with johar town is its primary and easy access from the canal. In comparison, other societies have got gated communities but are little far away if some one has to go out daily for job/study to other parts of the city.

What could be a good choice considering amenities like school, parks, market, security etc.

If you list down different criteria to consider and to put your personal weightage as per your own preferences, it might help you more. Criteria may be 1. Location (Easy accessibility to other areas of the city & main schools, hospitals, offices alike) 2. Gated Community (Security issues) 3. Development Standard and maintenance 4. General trends of public towards specific societies (it also influence appreciation of land value from area to area)

For point no.1 Johar town phase-2 has the maximum but only edge, easiest and quickest access to Canal road(central spine of Lahore), Ring road and multan roads. Wheres as other schemes on lower ends of canal road like bahria or others have some disadvantages from traffic or accessibility point of view. For point 2,3 and 4 in a single sentence, johar town will be rated at the least.

yes you are right that these localities are not offering easy access. But new markets and businesses are developed around new localities as well.

And its also about affordability. The far off localities are comparatively cheaper than the Johar Town. In mu opinion, it is better to own a house in a distant than community than to listen to the stupid concerns of landlords.

I will suggest that you explore your options in EME society:-

It is among the few society with simultaneous access to canal bank road and Multan Road through bridge. It is a DHA sector. It has many beautiful parks, community centre, society guest house, educated community and plenty of greenery, shopping facilities, Lahore Grammar School etc.

In A block you can find a one kanal plot for 1 crore plus.

Yes EME is no doubt an excellent choice in that area for living purposes, provided if one can afford to purchase there.

Gated community, developed amenities, However the only negative to some extent is its approach thru a relatively narrower branch canal road.

All are good. Things to consider most is your budget. Valenica & NFC has lesser edge than Wapda town from accessibility point of view and there is not much of a difference of rates now betwwen these. Tariq gardens location and access to rest of lahore is also better. Thanks to Khayaban e Jinnah.
