plot is on ground
Plot is actual piece of land…file is just on paper…a cup tea is a cup of tea…???
The main question is:
What are the risks that a file holder faces that a plot holder does not face?
Are the risks worth the rewards in the end for holding a file instead of a plot?
Sir agar thora simple samjhayen aap ko tu yeh samajh lain k aap k pass sirf car k papers hain that is file, and if u have actual car that is plot. Car is better or only papers are better, u can decide better.

Files usually have more profit but in a country like Pakistan where lands are not acquired and possession is always given much late than the promised dates, files are prone to losses majorly. It is always better to go for plots
Originally file is paper that represents pre-balloting rights in one plot in a project that is yet to be developed. If it is without full land acquisition by the developer/society-management then it is a risky investment. If, on the other hand, land has been fully or almost fully acquired by a reliable society, then the investment is safe but it is a long term bet.
Plot is where development is complete or almost complete plus possession has been given or near to be given.This is generally safe.
In simple language, go for file only for DHA schemes, and go for plot for other socities
Any product relevant to dha has no risk
every plot before ballot is file .file is cheaper and plot is later form.file involve luck too.initally if you have low capital go for file else plot is better.plot and file both are result oriented
