Aww this is my favorite sector and been deeply interested in it. Everyone gets charmed by its location but frankly take it out of your wishlist. CDA seems to have no intention of working on it.
They have already got enough on their plate like Margalla avenue, work in developing sectors and on top of that the Park Enclave - for which they have eaten big chunks of money of the richest and influential people and still going happy go lucky.
But yeah, if development kicks in by some miracle - because you never know with Pakistani government. :) Then market will go nuts over it and would be too hard to get a plot there in these prices. In fact, prices will quickly match up with D-12 prices of course not before the development is completed.
Thanks MBS for reply... what do you advise regarding D-12, that if I buy a plot of 4.44 marla or 5 marla and then construct it for resale purpose... what will be in your opinion future resale for it...
The construction pace is very slow in D-12 and secondly the availability of utilities like gas and water is yet a concern.
So if you buy a plot now, immediate construction will not be much useful but of course there is a concern for ever rising inflation in building materials prices too. So there are merits and demerits of both constructing or not.
But personally I would not advise a non real estate person to get into this construction and selling business. Because your construction cost will be higher than professional contractors who build multiple units.
Secondly, even if you build it now, an end user would not be able to live in it because of no population and availability of necessities. So you may end up selling it thru agents which will slice the margin of savings, if at all.
My suggestion would be try to get a good deal on plot, taking your time without any hurry. Then follow the market trend, if you see your neighbors constructing their houses, then follow the lead.
And for a sector like D-12 in 3 - 4 yrs time, earning rentals would be more beneficial than selling the house.
Right ... but don't you think that if i buy a plot and construct it... the whole procedure will take around 9-10 months and at that time there will be enough houses constructed there... and now the price of a plot plus construction will I guess take 85-90 lac now but after 10 months only plot will cost round 50-60 which is round 40 now i.e 4.44 marlas... another option is that I have a plot a Bahria Enclave, and if I construct a house there and only buy a plot in D-12... what do u say about the resale at Bahria Enclave.
I think the average rate for D-12 now is around 8 lac / marla and has been fairly stagnant. Many people including me consider it over-priced for the value.
And why am saying not to construct now because this sector has been delivered for quite some time now and yet no major construction has happened. Plus the availability of water and gas is very important before people think of constructing their houses. So to me, I don't think there will be a major construction in D-12 in next 12 months.
Bahria enclave has been discussed on this forum in detail. Its a remote society which will at least take 5 years to fully develop despite their big claims. Also getting NOC from CDA is important, which I think they will sooner or later, with their influence.
Overall I would suggest to construct house in D-12 and keep the plot in Bahria Encalve because in any case D-12 will be populated before Bahria enclave. And there is nothing in the immediate neighborhood of Enclave so will take more than normal time to be populated.
This is my personal analysis, please do necessary market research before making big decisions on your investment..
Propects for E-12 are good and bad. E-12 when developed and populated will be an expensive sector, however in the meantime the prospects look bad as you don't know how long it will take before it is developed by CDA, and tying your money down for such a long period where there will not be any development will be bad.
