I don't know what is your definition of nice locality and how big is your budget, i know of two houses which were in market couple of days ago, they both are in national police foundation 0-9 and their asking prices were 10 million each, and each went for 9.5 million instead(as per my sources)... So the moral of the story is either wait for the market to slow down or hurry up and don't be the last person to join the band wagon.
