5 Marla House or Shop?

I am looking to invest in a 5 marla house in islamabad. Objective is to have steady rental income and hopefully sell off the house at a better price a year or two later. Any ideas which sector should i focus on? Budget is 11 - 14 million. I am also interested in opinions if investing in a “shop” could be an option as well if the rental income is steady and the value escalates with time?

House is better than shop for rental purpose because you can easy sell in case of emergency.

In this amount tow 5 marla house in Safari valley 7.5 to 8.5 million each you can get rent 20 to 30 thousands from each house.

In this amount 12 to 13 million 7 to 8 marla in safari valley rent value will be 30 to 40 thousands depend on location.

Btw you can also go for apartments in F-11 isb because its rental yield is very good…Cant say much about their appreciation.
