6.0 Million To Invest In Isb. Discuss Option And Suggest Please?

I have around 6 million to invest, and want to do this before ramadan. I want to invest it for 3-4 years and want to construct a 1 or 2 kanal house eventually. I also can pay around 2.5-3 lacs monthly for next two years, so want to include something in installments too. Here are some of the options i have considered, more are welcome:

Plan 1: Buy 5 marla plot in g16/4 or surrounding for 4 million. Buy 10 marla plot in bahria enclave on installments

Plan 2: Buy 5 marla plot in g16/4 or surrounding for 4 million. Buy 2 bed flat in bahria enclave on installments. The flat would start to give me some income after two years.

What other options would you consider for 3-4 year investment time frame? What about new installments for b17? Is it better than bahria enclave, and if so why? How about installments in mpchs orchards farm house plot?

Following are some of the options. G-15 there are 30x60 plot in ur range which will cost u between 54 to 63 lacs depending on location and subsector.G-15/2 is most expensive. In bahria phase 8 u can get a 1 kanal plot in phase 8 starting from 40 lacs. In bahria phase 7 u can get a 1 kanal plot starting from 60 lacs. In bahria phase 7 u can get a 10 marla plot starting from 40 lacs and going upto 60 lacs. In bahria phase 8 10 marla plot starts from starting from 22 lacs and going upto 36 lacs depending upon block and location. Business bay shop for 60 to 65 lacs on main boulevard of dha business bay if size 15x20. Usman commercial of size 15x20 for 50 to 53 lacs. In dha phase 2 sector j price of 1 kanal starts from 55 lacs and goes upto 70 lacs. In dha phase 2 price of 10 marla starts from 46 lacs and goes upto 62 lacs. U can also get a 10 marla plot in bahria enclave. Orchard by mpchs is also a good scheme. B-17,f-17,d-17,d-18,pechs are also some of the options. Thanks for your advise. I have decided apartments are not a good idea, as they do not appreciate as much as a plot? What do you guys think?

Also, what is better: 10 marla in bahria enclave or in b-17 (both on installments)?

Sir apartments was just the part of suggestion…Sir i will suggest b-17 because it will appreciate more when margala avenue will be completed…If u have lump sum amount of 6 million then just go for a 30x60 plot in g-15…

Is it not better to buy one 8 marla plot in g16/4 and one smaller plot in b/17? Any opinion on installments plan for bahria 10 marla? Does any one have an idea for installment plan for 10 marla in b17?

Sir i think in sector e plan for 30x60 is as follows... Down payment was 505000.. 5 quarterly installments of 180000... Btw bahria is another good investment option..

Dear lse You can also check another option 40 x 8o plot in sec f 15 2 rather then 30 x 60 in g 16 4 if u dont want immediate construction. And the option of b 17 is too good to invest.

Thanks as ever. Where in b/17 is it good to invest currently, for a period of 3-4 years, for investment purpose. Smaller 7 marla plots (maybe 2) or a kanal plot?

Which sector in b/17? C, d or e? Whats your personal opinion?

What do you think is the downside of investing on installments in bahria enclave?

G-14/3 might be a good idea. But someone else can advise better on that.

Where could i get around 30-35 lac 5 marla plot? G14 or g15?

Sir g-15 has minimum size of 30x60 and the minimum price of plot is 51,52 lacs .G-14/4 is an excellent place to invest but it is expensive but it will gain more…Rest of the sub sectors in g-14 are not acquired so never ever invest there.B block of b-17 is best to invest but it is not on installments…

I heard that g14 sectors are on verge of being acquired. But of course. We can’t believe until we see.

Sir these types of news are being listened by me for the last 3 years.From very well placed sources in which i am in contact with,says that there is no development work right now.Its is just the game of investors who use to float this type of news just to inflate the market…Not even a single built up property has been removed…

Dear lse In b 17 i would recomned you c and e block. As c block is already developed and in e block development work speed is good. Bahria enclave hummmmz frankly speaking other then cda issues development work is too good so dont know what will be end of bahria and cda issues but enclave site is good,

Thanks all… Any news on g14 un aquired sector? Where else can i buy a 5 marla around that area for 3.5 million for investment purpose?

Sir its better that u should go for a plot in b-17 as in my view point it is risky to buy a plot in unacquired sector…

I came to knw two issues with b-17

1- it is near to hills and there is continuos crushing, so dust will be a problem in future 2- the land base is soft as compared to hard

Is it true?

One of my dealer fried was also saying that crushing dust is an issue? What do you think?
