Buying a hotel suite ?

Been offered a hotel suite 5million rupees for is 50 k a month is this worth it ?

Is it conditional or something without any conditions. It’s a return of around 12 percent per year. What kind of selling rights you have got?

It’s basically 50k a month for 5 years and then 10 percent increase a user there on after , also you can stay in there for 21 days a year for free

Negotiate an yearly increase. Along with inflation doesn’t look a good idea if the rent is increased once in five years this part is bad bargain. What if you want to sell that area then what are the terms ?

What about the projects of Garaana Group, like Florence Mall,Amazon Mall, Mall of Arabia etc…dear gurus kindly shed light.

Lot of projects offering rental benefits from day one and they are usually greater than 10% return.

Key: Only invest in Hotel Suites having complete selling rights with you. Also, the rental returns should appreciate at least after 2 years keeping in view the inflation in Pakistan.

Kashif Sb, the projects you have mentioned are good, specially i have personally heard good reputation of Florence Mall. Here you need to see what is the purpose of your investment and if you want to come out of the deal can you easily do that?

Also, rental returns can only be taken on the property having on ground physical existence. Only invest in the malls, plazas which are constructed and you can visit your shop in physical.

I was interested in a project of Imarat Gp in G-11 they asked 70 lac with 49k @per month Rent.
